As\u00ed, aquellas personas que quieran comprar una <b><a href=\"https:\/\/www.amatimmobiliaris.com\/en\/properties-for-sale\">vivienda<\/a> <\/b>a un <strong>no residente<\/strong> deben tener presente que, adem\u00e1s de estar obligados a realizar una <strong>retenci\u00f3n en la retransmisi\u00f3n<\/strong>, deben utilizar los medios de pago adecuados a la operaci\u00f3n.<\/p>\n<p>En cuanto a la <strong>retenci\u00f3n<\/strong> que la parte <strong>compradora<\/strong> debe efectuar al vendedor no residente, cabe comentar que esta se ha visto reducida considerablemente, a partir del 1 de enero de 2007 y, en la actualidad, es de un 3% del precio total de la compraventa. Esta retenci\u00f3n debe practicarse en el momento de formalizar la <strong>escritura de compraventa<\/strong> y constituye un pago a cuenta que debe ingresarse en la <a href=\"https:\/\/sede.agenciatributaria.gob.es\/\"><strong>Agencia Tributaria<\/strong><\/a> en el plazo de un mes por parte del comprador.<\/p>\n<p>Esta obligaci\u00f3n incluye una garant\u00eda adicional del apego real del inmueble al pago de la retenci\u00f3n.
