In 2025, <strong data-start=\"1249\" data-end=\"1283\">8.1% more new contracts<\/strong> were signed compared to the previous year; however, this increase in activity has not been accompanied by a structural improvement in supply, which remains at very low levels.<\/p>\n<p data-start=\"1433\" data-end=\"1936\">The market continues to be shaped by a <strong data-start=\"1471\" data-end=\"1522\">structural shortage of available homes<\/strong>, which determines the number of contracts, the type of properties entering the market, prices, and tenant profiles. The increase in transactions is mainly due to a slight improvement in the turnover of the existing housing stock\u2014driven by home purchases, personal changes, or relocations outside the metropolitan area\u2014while new investment in long-term rentals remains close to historic lows.<\/p>\n<p data-start=\"1938\" data-end=\"2315\">In this context, <strong data-start=\"1961\" data-end=\"1999\">rental prices are rising again<\/strong>. The average price stands at <strong data-start=\"2036\" data-end=\"2062\">\u20ac16.43\/m\u00b2\/month (+8.9%)<\/strong>, and the average rent reaches <strong data-start=\"2094\" data-end=\"2117\">\u20ac1,482\/month (+7.1%)<\/strong>. This increase is strongly influenced by the <strong data-start=\"2167\" data-end=\"2197\">mix of available housing<\/strong>, with a growing share of medium and large apartments, while mid-range housing types are becoming increasingly scarce.<\/p>\n<p data-start=\"2317\" data-end=\"2585\">Regarding tenant profiles, the <strong data-start=\"2368\" data-end=\"2398\">share of foreign tenants<\/strong> continues to grow\u2014especially in <strong>Barcelona<\/strong>\u2014while the proportion of younger tenants has declined for the second consecutive year, highlighting the worsening accessibility problem.<\/p>\n<p>&nbsp;<\/p>\n<blockquote>\n<h4 style=\"text-align: center;\"><span style=\"color: #9d3540;\">\u201cMore activity does not mean greater normalisation: the underlying problem in the rental market remains a structurally insufficient supply.\u201d<\/span><\/h4>\n<\/blockquote>\n<p>&nbsp;<\/p>\n<h5><strong><b><span style=\"color: #9d3540;\">Seasonal rentals<\/span><\/b><\/strong><\/h5>\n<p data-start=\"2768\" data-end=\"3092\">The seasonal rental market maintained a steady performance throughout 2025, with moderate growth in activity and sustained demand. One of the most significant indicators of the year was the <strong data-start=\"2980\" data-end=\"3029\">increase in the average stay to 17 months<\/strong>, confirming a trend already observed in previous years.<\/p>\n<p data-start=\"3094\" data-end=\"3449\">This evolution reinforces the idea that seasonal rentals <strong data-start=\"3155\" data-end=\"3206\">are not primarily linked to very short stays<\/strong>, but rather to real needs for temporary residence associated with professional and academic projects. The main reasons for contracts continue to be work-related relocations and studies, with a clear predominance of international profiles.<\/p>\n<p data-start=\"3451\" data-end=\"3696\">From the supply perspective, no significant shift of properties from long-term rentals to seasonal rentals has been detected. Nevertheless, the few active investors tend to prioritise this segment in response to regulatory uncertainty.<\/p>\n<p>&nbsp;<\/p>\n<h4 style=\"text-align: center;\"><span style=\"color: #9d3540;\">\u201cSeasonal rentals meet a structural and sustained demand, closely aligned with the city model.\u201d<\/span><\/h4>\n<p>&nbsp;<\/p>\n<h3><strong>Sales market<\/strong><\/h3>\n<h5><strong><b><span style=\"color: #9d3540;\">Second-hand homes<\/span><\/b><\/strong><\/h5>\n<p data-start=\"3852\" data-end=\"4104\">2025 was a <strong data-start=\"3872\" data-end=\"3927\">clearly expansionary year for the residential sales market<\/strong>. Activity grew by over <strong>10%<\/strong>, both in the number of transactions and in the total transaction value, consolidating a trend that had already begun the previous year.<\/p>\n<p data-start=\"4106\" data-end=\"4399\">Difficult access to rental housing has acted as a driver for home purchases, both from the demand and supply sides, supported by the consolidation of <strong data-start=\"4272\" data-end=\"4318\">more stable and competitive interest rates<\/strong>. This environment has provided greater security and predictability in mortgage financing.<\/p>\n<p data-start=\"4401\" data-end=\"4809\">Sale prices have remained broadly stable, with a <strong data-start=\"4465\" data-end=\"4502\">slight upward trend of 2%<\/strong>. In Barcelona, the average price stands at <strong>\u20ac5,103\/m\u00b2<\/strong>, while <strong>Sant Cugat del Vall\u00e8s<\/strong> reaches a new high at <strong>\u20ac5,217\/m\u00b2<\/strong>. In <strong>Sant Just Desvern<\/strong>, prices have moderated, but the <strong data-start=\"4740\" data-end=\"4808\">average absolute price has exceeded \u20ac800,000 for the second consecutive year<\/strong>.<\/p>\n<p data-start=\"4811\" data-end=\"5046\">One of the most relevant developments in 2025 is the <strong data-start=\"4858\" data-end=\"4896\">near disappearance of investors<\/strong>, a trend we consider concerning from a market balance perspective, as it further limits the capacity to expand rental supply.<\/p>\n<p>&nbsp;<\/p>\n<h4 style=\"text-align: center;\"><span style=\"color: #9d3540;\">\u201cThe complexity of the rental market has driven home sales, but the disappearance of investors does not help resolve the structural supply problem.\u201d<\/span><\/h4>\n<p>&nbsp;<\/p>\n<h5><strong><b><span style=\"color: #9d3540;\">New-build homes<\/span><\/b><\/strong><\/h5>\n<p data-start=\"5229\" data-end=\"5456\">New-build home sales experienced a <strong data-start=\"5269\" data-end=\"5291\">40% increase<\/strong> in 2025, mainly driven by a higher number of developments entering the sales phase and by very active demand with real housing needs.<\/p>\n<p data-start=\"5458\" data-end=\"5713\">The average sale price was approximately <strong data-start=\"5517\" data-end=\"5547\">15% higher than in 2024<\/strong>. However, this figure should be interpreted with caution, as year-on-year comparisons are not always homogeneous and depend on the phase and typology of each project.<\/p>\n<p data-start=\"5715\" data-end=\"5903\">New-build properties continue to stand out for their <strong data-start=\"5758\" data-end=\"5788\">high energy efficiency<\/strong>, mostly achieving A and B ratings, which translates into savings and greater comfort for new owners.<\/p>\n<p>&nbsp;<\/p>\n<blockquote>\n<h4 style=\"text-align: center;\"><span style=\"color: #9d3540;\">\u201cDespite rising prices, the upward potential of new-build homes is limited in metropolitan areas.\u201d<\/span><\/h4>\n<\/blockquote>\n<p>&nbsp;<\/p>\n<h5><strong><b><span style=\"color: #9d3540;\">Luxury<\/span><\/b><\/strong><\/h5>\n<p data-start=\"6050\" data-end=\"6296\">The high-end segment has maintained an <strong data-start=\"6092\" data-end=\"6116\">upward trend<\/strong>, with a moderate price increase of over 2%. Most transactions involve houses and single-family homes, and demand remains predominantly local.<\/p>\n<p data-start=\"6298\" data-end=\"6471\">Particularly noteworthy is the return of local profiles who had previously lived abroad and are now coming back to settle in Barcelona or its surroundings, occupying this segment of the market.<\/p>\n<p>&nbsp;<\/p>\n<h4 style=\"text-align: center;\"><span style=\"color: #9d3540;\">\u201cEven in the high-end segment, local demand carries more weight than is often perceived.\u201d<\/span><\/h4>\n<p>&nbsp;<\/p>\n<h3><strong>Conclusions<\/strong><\/h3>\n<p data-start=\"6603\" data-end=\"6820\">2025 only reinforces trends already highlighted in previous reports:<br \/>\n<strong>a structurally insufficient supply, prices that do not fall, and extremely high competition for each available home<\/strong>.<\/p>\n<p>In addition, one of the key factors that has consolidated is the <strong>progressive disappearance of residential investors<\/strong>. For years, this profile purchased homes to rent them out, contributing to the expansion of the available housing stock. Today, however, the regulatory environment and legal uncertainty have discouraged this activity, reducing the inflow of new homes into the market and <strong>further exacerbating the current shortage of rental supply<\/strong>.<\/p>\n<p>Without structural changes or broad consensus, 2026 is shaping up to be a continuation of 2025, with a highly tense market for both demand and supply.<\/p>\n<p>&nbsp;<\/p>\n<h4 style=\"text-align: center;\"><span style=\"color: #9d3540;\">\u201cMore transactions and higher prices, but no structural solutions to the accessibility
