{"id":41529,"date":"2025-10-03T08:34:06","date_gmt":"2025-10-03T08:34:06","guid":{"rendered":"https:\/\/www.amatimmobiliaris.com\/w\/?p=41529"},"modified":"2025-12-10T09:33:08","modified_gmt":"2025-12-10T09:33:08","slug":"turning-the-page","status":"publish","type":"post","link":"https:\/\/www.amatimmobiliaris.com\/w\/en\/2025\/10\/turning-the-page\/","title":{"rendered":"Turning the Page &#8211; Diary of Change num.107"},"content":{"rendered":"<h2>No. 107 Turning the Page<\/h2>\n<p>Faced with the constant flow of real estate sector data, for months the recurring comparison has been with the <strong><span style=\"color: #da291c;\">peak if 2007.<\/span><\/strong>\u00a0Eighteen years have passed \u2014a coming of age\u2014 and continuing to look at the market with the rearview mirror stuck on the pre-crisis peak condemns us to a short-sighted view and reactive policies. That period was a <strong><span style=\"color: #da291c;\">collective trauma,<\/span><\/strong>\u00a0poorly managed, leaving deep scars on many families. As with any trauma, if we only recall it, we block our ability to imagine the future.<\/p>\n<p>2007 happened, and it hurt. It left scars and also lessons, but<strong><span style=\"color: #da291c;\">\u00a0it cannot be our compass.<\/span><\/strong>\u00a0If we keep looking back, we perpetuate the emergency; if we <strong><span style=\"color: #da291c;\">turn the page,<\/span><\/strong>\u00a0we can reorder priorities and build a future. <strong><span style=\"color: #da291c;\">Turning the page is not forgetting: it is regaining the ability to propose.<\/span><\/strong> As I read recently in a report, \u201ctoday\u2019s housing price is the accumulated cost of inaction since 2007\u201d \u2014an idea that especially challenges public administrations. Furthermore, comparisons are often made with <strong><span style=\"color: #da291c;\">non comparable data:<\/span><\/strong> today the demographic and social context is different; to cite just one example, <strong><span style=\"color: #da291c;\">today there are three million more households than in 2007<\/span><\/strong>\u00a0in Spain. In other words: we carry out a <strong><span style=\"color: #da291c;\">similar number of transactions,<\/span><\/strong>\u00a0but the number of sales per capita is significantly lower.<\/p>\n<h2>Where are we today?<\/h2>\n<p>There is broad consensus on the diagnosis:<\/p>\n<ul>\n<li><strong>Insufficient supply<\/strong> (especially in rental).<\/li>\n<li><strong>Growing demand<\/strong> with diverse needs.<\/li>\n<li><strong>Changing regulatory framework<\/strong> that creates uncertainty.<\/li>\n<li><strong>Insufficient public housing stock<\/strong> across the territory.<\/li>\n<li><strong>Need for rehabilitation and energy transformation<\/strong> of the existing stock.<\/li>\n<\/ul>\n<p>In short: beyond the <strong><span style=\"color: #da291c;\">price<\/span><\/strong><strong>,<\/strong> the main issue is <strong><span style=\"color: #da291c;\">one of supply ands governance.<\/span><\/strong><\/p>\n<h2>What needs to be done to turn the page?<\/h2>\n<p>Drawing from recent Diaries and synthesizing proposals to build a better housing model, we highlight:<\/p>\n<ul>\n<li><strong>A national horizon is needed:<\/strong> a stable housing and land agreement on a metropolitan regional scale: land, mobility, economic model, facilities, and coordinated services. Without a regional vision, there won\u2019t be room for everyone.<\/li>\n<li><strong>Structural supply is needed:<\/strong> public and mixed housing stock with scale, especially in rental, and realistic, binding schedules for promotion and management.<\/li>\n<li><strong>Public-private collaboration is needed:<\/strong> restoring trust between the parties by setting projects with clear objectives, schedules, and guarantees.<\/li>\n<li><strong>Legal security and simplicity are needed:<\/strong> fewer changes, better quality regulation, and prior and subsequent impact assessments. Regulation must be detached from electoral interests.<\/li>\n<li><strong>Rental turnover must be reactivated:<\/strong> fiscal and financial incentives so that landlords can move on in housing and thus release supply.<\/li>\n<li><strong>Competitive financing is needed:<\/strong> to generate supply and facilitate demand-side purchasing.<\/li>\n<li><strong>Smart densification is needed:<\/strong> intelligently and prudently in certain areas of our country.<\/li>\n<li><strong>Rehabilitation is needed:<\/strong> simplify procedures, schedule subsidies, and combine them with affordable financing for co-owners.<\/li>\n<li><strong>Open data and a unified diagnosis are needed:<\/strong> decisions based on comparable data (price and effective supply). Without a shared dashboard, we will always argue over the narrative and not the reality.<\/li>\n<\/ul>\n<p>As a family-owned company with a long-term vocation, and as sector agents, we want to <strong><span style=\"color: #da291c;\">contribute <\/span><\/strong>to building this future.
