Analitzades les dades, la major part s\u00ed, tot i que hi ha un 20% que responen a petits inversionistes que troben en el sector immobiliari un refugi per a la inversi\u00f3, que ja no els hi proporciona el dip\u00f2sit en la banca.<\/em><\/p>\n<p>2. <strong>Els preus de repercussi\u00f3 i absoluts en venda han estat raonables. <\/strong>\u00c9s veritat que en determinades promocions s\u2019han pujat els preus una vegada venuda una part important del total dels habitatges, per\u00f2 han estat pujades de preu molt controlades.<br \/>\n<em>La nostre inquietud \u00e9s que els preus vagin pujant. Si els sous no pugen arribar\u00e0 un moment en qu\u00e8 oferta i demanda no es trobaran.<\/em><\/p>\n<p>3. <strong>Portem mesos que els mitjans d\u2019informaci\u00f3 parlen del mercat immobiliari, de pujades de preus&#8230;<\/strong><br \/>\n<em>Estem observant ja una primera conseq\u00fc\u00e8ncia: molts propietaris comencen a sobrevalorar les seves propietats. Pensem que ser\u00e0 una de les tend\u00e8ncies del 2017.<\/em><\/p>\n<p>4. <strong>La proliferaci\u00f3 descontrolada d\u2019ag\u00e8ncies immobili\u00e0ries, freelance, passa papers&#8230; <\/strong>que per tal d\u2019aconseguir producte per comercialitzar valoren habitatges per sobre del preu de mercat.<br \/>\n<em>En un pa\u00eds com el nostre en qu\u00e8 el m\u00f3n immobiliari -en especial el de la intermediaci\u00f3- est\u00e0 molt poc professionalitzat, el risc de sobrevalorar les propietats es repeteix cada vegada que la tend\u00e8ncia del mercat \u00e9s a millorar. \u00c9s un tema que ens preocupa.<\/em><\/p>\n<p>5. <strong>La major facilitat en obtenir hipoteques. <\/strong>En tot aquest any hem tingut pocs problemes per aconseguir hipoteques pels clients -si aquests complien les condicions establertes per la banca-.<br \/>\n<em>Ens preocuparia que la banca torn\u00e9s a les pr\u00e0ctiques de fa uns anys de donar el 100%.<\/em><\/p>\n<p>6. <strong>La falta de producte de segona m\u00e0 en venda.<\/strong><br \/>\n<em>Segurament aquest 2017 hi haur\u00e0 m\u00e9s habitatges d\u2019aquest tipus en venda, doncs s\u2019entregaran moltes promocions iniciades a principis de l\u2019any passat, i caldr\u00e0 posar en venda els pisos dels propietaris que hagin comprat per millorar.<\/em><\/p>\n<p>7. <strong>La manca de habitatge per llogar.<\/strong> Aquest \u00e9s un dels problemes m\u00e9s importants que en aquest moment i en relaci\u00f3 a l\u2019habitatge, te la ciutat de Barcelona. Sra. Ada Colau, el Regidor d\u2019Habitatge Sr. Muntaner i el Gerent d\u2019Habitatge Sr. Buron, a les nostres oficines.<\/a> Els hi agra\u00efm la seva disposici\u00f3 a escoltar tant les nostres cr\u00edtiques com les nostres propostes, i en vam fer unes quantes.<br \/>\n<em>Els preus han pujat un 14% en un any i lloguem la major part dels pisos en 3 dies. Aquest ser\u00e0 un dels grans problemes del 2017.<\/em><\/p>\n<p>8. <strong>Aconseguit tenir una morositat en lloguer d\u2019un 1\u20195%<\/strong>, resultat de 2 factors: ser molt curosos i exigents a l\u2019hora de llogar i ser molt r\u00e0pids en el seguiment quan detectem algun problema.<br \/>\n<em>Mantenir aquesta xifra \u00e9s un dels nostres objectius, ja que d\u00f3na una gran tranquil\u00b7litat als inversors que decideixen comprar per llogar i als clients patrimonialistes habituals.<\/em><\/p>\n<p>9. <strong>Per 1\u00aa vegada des del 2007, ja fa 10 anys, tenim en marxa obres de rehabilitaci\u00f3 importants en comunitats administrades. <\/strong>Aquesta \u00e9s una dada important, ja que som dels que defensem que cal invertir en el manteniment del b\u00e9 m\u00e9s important que tenen la majoria dels ciutadans d\u2019aquest pa\u00eds: l\u2019habitatge. Cal fer-ho avui afegint sempre una millora en l\u2019efici\u00e8ncia energ\u00e8tica i tanb\u00e9 cal tenir present que l\u2019habitatge \u00e9s la zona privada m\u00e9s tota la zona comuna -que moltes vegades s\u2019oblida-.<br \/>\n<em>Aquest 2017 recuperarem la tradici\u00f3 de fer reunions, confer\u00e8ncies de pedagogia a l\u2019entorn de la rehabilitaci\u00f3 i el manteniment.<\/em><\/p>\n<p>10. <strong>Ha estat el millor any des qu\u00e8 va comen\u00e7ar la crisi. <\/strong>Tot i que som conscients que socialment encara hi ha molts problemes relacionats amb l\u2019habitatge: ocupaci\u00f3, desnonaments&#8230;<br \/>\n<em>Pensem que el 2017 ser\u00e0 tamb\u00e9 un bon any amb molts reptes.
