{"id":4657,"date":"2021-05-06T15:49:20","date_gmt":"2021-05-06T15:49:20","guid":{"rendered":"https:\/\/amat-inmo-wp.localhost\/2021\/05\/06\/presentant-linforme-mercat-del-2020\/"},"modified":"2026-05-07T15:44:34","modified_gmt":"2026-05-07T15:44:34","slug":"presentant-linforme-mercat-del-2020","status":"publish","type":"post","link":"https:\/\/www.amatimmobiliaris.com\/w\/ca\/2021\/05\/presentant-linforme-mercat-del-2020\/","title":{"rendered":"Presentant l\u2019Informe de Mercat del 2020"},"content":{"rendered":"<p><img loading=\"lazy\" decoding=\"async\" class=\"alignleft size-medium wp-image-21391\" src=\"https:\/\/www.amatimmobiliaris.com\/w\/wp-content\/uploads\/2022\/01\/img_7829-scaled.jpg\" alt=\"\" width=\"300\" height=\"200\" \/>El passat dilluns vam fer p\u00fablic <strong>l\u2019Informe de Mercat de l\u2019any 2020<\/strong> realitzat amb les nostres dades on expliquem com vam viure el <strong>mercat de lloguer i de venda,<\/strong> tant d\u2019obra nova com de segona m\u00e0, durant un any que va ser complicat i molt diferent al que mai abans hav\u00edem viscut.<\/p>\n<p>Vam convocar a la premsa a una terrassa de Barcelona per explicar que en el nostre cas les dades del mercat de lloguer van ser superiors al 2019, per\u00f2 en canvi amb les vendes van ser inferior, tamb\u00e9 vam parlar de com el mercat immobiliari es va veure <span style=\"color: #0000ff;\"><a style=\"color: #0000ff;\" href=\"https:\/\/www.ara.cat\/economia\/ajudes-pel-covid-eviten-mercat-l-habitatge-s-enfonsi_1_3970391.html\" target=\"_blank\" rel=\"noopener\">afectat per la pand\u00e8mia de la COVID<\/a><\/span> intentant seguir endavant.<\/p>\n<p>&nbsp;<\/p>\n<h4><strong>Lloguer<\/strong><\/h4>\n<p>En el cas del mercat de lloguer l\u2019any passat va viure dos moments importants. El primer, que va afectar a tota la societat, el <strong>confinament a causa de la COVID<\/strong>, quan vam estar <strong>3 mesos sense mercat<\/strong>. I el segon, els <strong>canvis de marc legal<\/strong> que ens va fer retirar tot el nostre producte de lloguer del mercat de forma temporal per tal d\u2019adaptar-nos a la nova normativa. Per tant, en tot l\u2019any vam tenir un <strong>8 mesos i mig efectius<\/strong>.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignright size-medium wp-image-21356\" src=\"https:\/\/www.amatimmobiliaris.com\/w\/wp-content\/uploads\/2022\/01\/lloguer_-contractes-300x222.jpg\" alt=\"\" width=\"300\" height=\"222\" \/>Si ens centrem en el <strong>n\u00famero de contractes<\/strong> del 2020, en vam fer un <strong>2% m\u00e9s<\/strong> que l\u2019any anterior sent juny i juliol els mesos m\u00e9s intensos, en part gr\u00e0cies a seguir comercialitzant diferents projectes d\u2019obra nova. En quant a les <strong>renovacions<\/strong> de contractes, l\u2019any passat en vam fer menys degut a que molts des llogaters es van acollir a les <strong>pr\u00f2rrogues autom\u00e0tiques<\/strong> que es van aprovar amb els Reals Decrets fets durant l\u2019estat d\u2019alarma.<\/p>\n<p>Com d\u00e8iem, al setembre, es va aprovar el <span style=\"color: #0000ff;\"><a style=\"color: #0000ff;\" href=\"https:\/\/www.lavanguardia.com\/economia\/20210503\/7425021\/regulacion-alquileres-frena-bajada-rentas-catalunya.html\" target=\"_blank\" rel=\"noopener\">Decret de Regulaci\u00f3 de Rendes<\/a><\/span>\u00a0que, en el nostre cas, les diferencies amb els preus que ja ten\u00edem eren bastant petites, per\u00f2 sempre amb una petita baixada de preus. Aquesta nova regulaci\u00f3 i els constants canvis de marc legal han acabat provocant que alguns propietaris decidissin posar el immoble a la venda i retirar-lo del mercat de lloguer, o que<span style=\"color: #0000ff;\"> <a style=\"color: #0000ff;\" href=\"https:\/\/www.viaempresa.cat\/economia\/madrid-batalla-immobiliaria-barcelona_2151620_102.html\" target=\"_blank\" rel=\"noopener\">la inversi\u00f3 s\u2019atur\u00e9s<\/a><\/span>. Tot i aix\u00f2, la mitja dels immobles que vam llogar estaven en <strong>franges de preus m\u00e9s elevades<\/strong> que anys anteriors ja que la gran majoria de gent<span style=\"color: #0000ff;\"> <a style=\"color: #0000ff;\" href=\"https:\/\/www.vilaweb.cat\/noticies\/el-principal-i-lentresol-ningu-no-els-vol\/\" target=\"_blank\" rel=\"noopener\">buscava pisos que tinguessin terrasses, llum natural o serveis comunitaris com piscina, o cases<\/a><\/span>. En conseq\u00fc\u00e8ncia un 60% dels nous contractes de lloguer estan per <strong>sobre dels 1.000\u20ac de renda<\/strong>.<\/p>\n<p>La nostra experi\u00e8ncia durant el 2020 ens va mostrar que <strong>l\u2019oferta de lloguer<\/strong> va ser un 10-20% superior als anys 2018 i 2019, sobretot a la ciutat de Barcelona. Aix\u00f2 va passar perqu\u00e8 la demanda que acostumava a buscar a la ciutat va desapar\u00e8ixer comen\u00e7ant a buscar llogar <span style=\"color: #0000ff;\"><a style=\"color: #0000ff;\" href=\"https:\/\/www.totsantcugat.cat\/actualitat\/economia\/empresaris-directius-professionals-lliberals-perfil-nous-habitants-sant-cugat_2151614102.html?utm_medium=Social&amp;utm_source=Twitter#Echobox=1620055545\" target=\"_blank\" rel=\"noopener\">fora de la ciutat<\/a><\/span>\u00a0amb les caracter\u00edstiques que anomen\u00e0vem abans i, tamb\u00e9, perqu\u00e8 les renuncies a la capital es van incrementar.<\/p>\n<p class=\"aligncenter\" style=\"text-align: left;\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-large wp-image-21357\" src=\"https:\/\/www.amatimmobiliaris.com\/w\/wp-content\/uploads\/2022\/01\/lloguer_tipologia-immobles-1024x389.jpg\" alt=\"\" width=\"1024\" height=\"389\" \/>Les\u00a0<strong>caracter\u00edstiques<\/strong> principals dels immobles llogats al 2020, com ja d\u00e8iem abans, era que tinguessin terrassa o jard\u00ed privat, la majoria eren pisos d\u2019uns 90m<sup>2<\/sup> amb 3 habitacions i amb una <strong>etiqueta energ\u00e8tica<\/strong> E, si eren de segona m\u00e0, o B si eren d\u2019obra nova. En quant al <strong>GreenDEX<\/strong> gran part del immobles eren un G3 o un G4.<\/p>\n<p style=\"text-align: left;\">I el <strong>perfil dels llogaters<\/strong>, la gran majoria estaven entre els 40 i 50 anys tenint un potencial econ\u00f2mic mig ja que, com hem comentat, el tipus d\u2019immoble m\u00e9s llogat era m\u00e9s \u201cpremium\u201d.<\/p>\n<h4><strong>Venda<\/strong><\/h4>\n<p>Al 2020 vam fer un 18% <span style=\"color: #0000ff;\"><a style=\"color: #0000ff;\" href=\"https:\/\/www.cope.es\/emisoras\/catalunya\/barcelona-provincia\/barcelona\/noticias\/precio-venta-inmuebles-barcelona-baja-respecto-2020-20210503_1269325\" target=\"_blank\" rel=\"noopener\">menys d\u2019operacions<\/a><\/span> que l\u2019any anterior, tot i aix\u00f2 la mitja de preus en la que ens vam moure era un 6% m\u00e9s alta.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignright size-medium wp-image-21354\" src=\"https:\/\/www.amatimmobiliaris.com\/w\/wp-content\/uploads\/2022\/01\/2a-m_-operacions-300x210.jpg\" alt=\"\" width=\"300\" height=\"210\" \/>En el cas del mercat d\u2019immobles de <strong>2a m\u00e0<\/strong> vam realitzar un <strong>3% m\u00e9s d\u2019operacions<\/strong> i en <strong>franges de preu m\u00e9s elevades<\/strong>, vam poder comprovar que les vendes per sobre dels 500.000\u20ac van cr\u00e9ixer un 10%. Es va sentir a dir molt que els preus podien anar a la baixa, per\u00f2 nosaltres mirant les dades no hem percebut cap canvi. Tamb\u00e9 em vist que, si realment es vol vendre, els propietaris estan <span style=\"color: #0000ff;\"><a style=\"color: #0000ff;\" href=\"https:\/\/beteve.cat\/economia\/compradors-habitatge-guanyen-capacitat-negociacio-coronavirus\/\" target=\"_blank\" rel=\"noopener\">disposats a escoltar ofertes<\/a><\/span> dels clients . Per\u00f2 si una cosa est\u00e0 clara \u00e9s que els preus de venda estan relacionats amb la oferta i les vendes de cada zona. El passat 2020 van tenir molta import\u00e0ncia el mercat de les <strong>cases amb superf\u00edcies superiors als 180m<sup>2<\/sup><\/strong> i va augmentar molt la recerca d\u2019immobles de m\u00e9s de 4 habitacions. Per aquest motiu les repercussions han estat similars a anys anteriors o, incl\u00fas, m\u00e9s baixes; quan es venen immobles m\u00e9s grans en superf\u00edcie les repercussions per m<sup>2<\/sup> constru\u00eft baixen.<\/p>\n<p>Si ens centrem en <strong>l\u2019obra nova,<\/strong> les nostres operacions l\u2019any passat van disminuir com a conseq\u00fc\u00e8ncia de la COVID, d\u2019unes expectatives d\u2019una baixada de preus per part dels possibles clients que no va ser i, per \u00faltim, per tenir uns projectes que comercialitz\u00e0vem molt madurs. Aix\u00f2 queda plasmat en una <strong>baixada de la mitjana de vendes al mes<\/strong>, hem passat de 7 cada m\u00e9s al 2019 a <strong>4 vendes al mes<\/strong>.<\/p>\n<h4><strong>Amat Luxury<\/strong><\/h4>\n<p>Les operacions per sobre del 1.000.000\u20ac van ser superior a l\u2019any 2019, de fet va ser un dels segments que m\u00e9s <strong>es va activar al sortir del confinament<\/strong> m\u00e9s estricte, perqu\u00e8 com hem dit abans la gent buscava sortir de la ciutat de Barcelona per tenir cases amb jard\u00ed privat, piscina i espais lluminosos i la tend\u00e8ncia s\u2019ha anat sostenint fins ara.
