Avui, a la majoria de les empreses, i entre elles la nostra, es tracta d\u2019anar donant el millor servei possible mentre es van resolent les m\u00faltiples situacions excepcionals que la pand\u00e8mia ens va portant; baixes per confinaments (un degoteig que no acaba), situacions complicades d\u2019arrendataris que cal resoldre, normatives que canvien sense parar; i en especial un cansament i des\u00e0nim creixent que ens afecta a tots i que esperem que aquests dies de Setmana Santa hagin aconseguit donar-li la volta.<\/p>\n<p>Com sempre, i per situar-nos, voldr\u00edem donar unes quantes dades. Algunes curioses i que serveixen per emmarcar on som:<\/p>\n<figure id=\"attachment_21288\" aria-describedby=\"caption-attachment-21288\" style=\"width: 300px\" class=\"wp-caption alignright\"><img loading=\"lazy\" decoding=\"async\" class=\"size-medium wp-image-21288\" src=\"https:\/\/www.amatimmobiliaris.com\/w\/wp-content\/uploads\/2022\/01\/photo-by-yaopey-yong-300x200.jpg\" alt=\"\" width=\"300\" height=\"200\" \/><figcaption id=\"caption-attachment-21288\" class=\"wp-caption-text\">Photo by Yaopey Yong<\/figcaption><\/figure>\n<p>-A Amat l\u2019any 2020 vam treballar 20.000 hores menys que el 2019 com conseq\u00fc\u00e8ncia de les persones que vam tenir en <strong>ERTO durant aproximadament 6 mesos<\/strong>; \u00a0la majoria del Departament Comercial.<\/p>\n<p>&#8211; Degut als <strong>canvis en la regulaci\u00f3 del lloguer<\/strong> vam estar tres setmanes sense poder publicar els immobles (sumades a les setmanes de confinament sense poder visitar finques).<\/p>\n<p>&#8211; Amb menys de 9 mesos disponibles per fer visites vam aconseguir fer <strong>m\u00e9s nous contractes de lloguer<\/strong> al 2020 que al 2019.<\/p>\n<p>&#8211; La <strong>morositat <\/strong>del lloguer, malgrat que hi ha fam\u00edlies que ho estan passant malament ens ha augmentat una mica per\u00f2 estem en <strong>percentatges baix\u00edssims<\/strong>, al 2019 est\u00e0vem a un 0.01% i al 2020 vam acabar en un 0.69%<\/p>\n<p>&#8211; <strong>Renovacions<\/strong>: la nostra mitjana deia que el 85-95% de contractes es renovaven, per\u00f2 el 2020 la mitjana <strong>no ha arribat al 60%.<\/strong> En gran part provocat pels propietaris que han preferit que s\u2019apliquessin les pr\u00f2rrogues COVID i les pr\u00f2rrogues legals, per veure quin panorama quedava en un futur.<\/p>\n<p>&#8211; En relaci\u00f3 a les <strong>renuncies<\/strong> <strong>de contractes de lloguer<\/strong> en vig\u00e8ncia, hi ha un augment inapreciable; al 2019 en vam tenir-ne 303 i al 2020 van ser 306.<\/p>\n<p>&#8211; En el nostre cas, els <strong>preus de lloguer<\/strong> <strong>a la ciutat de Barcelona han baixat un 5%.<\/strong> Pel contrari a la primera corona estan m\u00e9s o menys estabilitzats, amb una correcci\u00f3 a la baixa de menys de l\u20191%. Aquesta tend\u00e8ncia ja es veia abans de la COVID.<\/p>\n<figure id=\"attachment_21290\" aria-describedby=\"caption-attachment-21290\" style=\"width: 300px\" class=\"wp-caption alignleft\"><img loading=\"lazy\" decoding=\"async\" class=\"size-medium wp-image-21290\" src=\"https:\/\/www.amatimmobiliaris.com\/w\/wp-content\/uploads\/2022\/01\/photo-by-olia-nayda-300x200.jpg\" alt=\"\" width=\"300\" height=\"200\" \/><figcaption id=\"caption-attachment-21290\" class=\"wp-caption-text\">Photo by Olia Nayda<\/figcaption><\/figure>\n<p>&#8211; \u00c9s cert el que diuen els mitjans, moltes fam\u00edlies es volen <strong>traslladar fora de la ciutat<\/strong> on els espais s\u00f3n m\u00e9s grans i m\u00e9s saludables. En el nostre cas vol dir sortir de Barcelona cap a Sant Cugat del Vall\u00e8s, Sant Just Desvern i el seu entorn.<\/p>\n<p>&#8211; Els <strong>preus dels projectes d\u2019obra nova<\/strong> que comercialitzem, principalment fora de Barcelona ciutat, s\u2019han mantingut i els ritmes de venda han baixat dels 7 immobles al mes als 4 immobles venuts de mitja. Cal destacar que un n\u00famero significatiu de projectes arriben a la entrega amb immobles encara per vendre.<\/p>\n<p>&#8211; Els habitatges d\u2019obra nova de promocions de la ciutat de Barcelona costen de vendre per dues raons. Perqu\u00e8 s\u00f3n promocions amb habitatges pensats per a compradors estrangers. I en quant al preu hi ha baixades de preus (no publicades), a vegades importants, que es produeixen durant la negociaci\u00f3, fet m\u00e9s favorable al possible comprador.<\/p>\n<p>&#8211; Una dada que considerem molt positiva \u00e9s que en obra nova estem escripturant sense problemes gaireb\u00e9 el 100% de les operacions concretades fa quasi dos anys. Si ens ha caigut alguna ha estat per malaltia, separacions o compradors amb negocis directament afectats per la COVID.<\/p>\n<p>&#8211; En el cas de la <strong>segona m\u00e0<\/strong> hem fet m\u00e9s operacions que al 2019 a un preu mig de venda significativament superior<\/p>\n<p>Amb totes aquestes dades la nostra <strong>visi\u00f3 en relaci\u00f3 al 2020 no pot ser una altra que esperan\u00e7adora<\/strong>. Tot i aix\u00ed, hi ha temes que ens preocupen molt\u00edssim, i els hem repetit abastament, que tenen a veure amb la seguretat jur\u00eddica i amb les decisions de l\u2019Administraci\u00f3 que aconsegueixen uns resultats contraris als que en teoria es pretenen.<\/p>\n<figure id=\"attachment_21286\" aria-describedby=\"caption-attachment-21286\" style=\"width: 300px\" class=\"wp-caption alignright\"><img loading=\"lazy\" decoding=\"async\" class=\"size-medium wp-image-21286\" src=\"https:\/\/www.amatimmobiliaris.com\/w\/wp-content\/uploads\/2022\/01\/photo-by-sigmund-300x225.jpg\" alt=\"\" width=\"300\" height=\"225\" \/><figcaption id=\"caption-attachment-21286\" class=\"wp-caption-text\">Photo by Sigmund<\/figcaption><\/figure>\n<p>Som conscients que existeix un problema social en relaci\u00f3 a l\u2019habitatge que afecta a moltes fam\u00edlies, per\u00f2 no ens cansarem de dir que la soluci\u00f3 del problema no s\u00f3n les mesures que s\u2019estan fent, sin\u00f3 impulsar la construcci\u00f3 d\u2019habitatge social. Una acci\u00f3 que haurien de fer les Administracions, l\u2019haurien d\u2019haver fet fa molts anys, i no s\u2019ha fet. Tampoc s\u2019ha aconseguit fer mitjan\u00e7ant la col\u00b7laboraci\u00f3 publico-privada com es fa en tants i tants pa\u00efsos del nostre entorn. Hi ha el s\u00f2l, hi ha els diners&#8230; com pot ser que no ens en sortim?<\/p>\n<p>I mentre no avancem seguim legislant i legislant mesures que tenen efectes contraris. S\u2019obliga a limitar els lloguers a trav\u00e9s de l\u2019aplicaci\u00f3 de l\u2019\u00cdndex quan els preus de mercat estan m\u00e9s baixos que el propi \u00cdndex.
