{"id":4407,"date":"2020-05-26T11:46:13","date_gmt":"2020-05-26T11:46:13","guid":{"rendered":"https:\/\/amat-inmo-wp.localhost\/2020\/05\/26\/resultats-del-mercat-immobiliari-al-2019\/"},"modified":"2026-05-07T15:47:15","modified_gmt":"2026-05-07T15:47:15","slug":"resultats-del-mercat-immobiliari-al-2019","status":"publish","type":"post","link":"https:\/\/www.amatimmobiliaris.com\/w\/ca\/2020\/05\/resultats-del-mercat-immobiliari-al-2019\/","title":{"rendered":"Resultats del mercat immobiliari al 2019"},"content":{"rendered":"<p>A mitjans del mes de maig vam publicar el <strong><span style=\"color: #0000ff;\"><a style=\"color: #0000ff;\" href=\"https:\/\/issuu.com\/amatimmobiliaris\/docs\/informe_mercat_immobiliari_mr-2019\" target=\"_blank\" rel=\"noopener\">Informe de Mercat del 2019<\/a><\/span>\u00a0<\/strong>explicant quines van ser les tend\u00e8ncies de l\u2019any passat.<\/p>\n<p>En l\u00ednies generals el 1r semestre va estar caracteritzat per un ritme de vendes similar al del 2018, i una evoluci\u00f3 dels preus pr\u00e0cticament plana. En el cas del lloguer vam viure amb constants canvis legislatius, un total sis. Com a conseq\u00fc\u00e8ncia no es va generar oferta per la inseguretat i en algunes zones, fins i tot, van repuntar m\u00e9s els preus.<\/p>\n<p>Al 2n semestre, les inestabilitats econ\u00f2miques i pol\u00edtiques van afectar a les vendes que se\u2019n van ressentir un parell de mesos. Per\u00f2 al mercat de lloguer hi va haver m\u00e9s estabilitat jur\u00eddica fins a finals de desembre.<\/p>\n<p>Queda pal\u00e8s que la sensibilitat del mercat al preu, tan de lloguer com de venda, \u00e9s alt\u00edssima, i les operacions s\u2019aturen al superar aquest llindar.<\/p>\n<p><strong>El lloguer al 2019<\/strong><\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignright size-medium wp-image-18033\" src=\"https:\/\/www.amatimmobiliaris.com\/w\/wp-content\/uploads\/2022\/01\/brandon-griggs-wr11kbab86u-unsplash-scaled.jpg\" alt=\"\" width=\"300\" height=\"200\" \/>Analitzant amb m\u00e9s profunditat el mercat del <strong>lloguer<\/strong> del 2019, vam tancar l\u2019any amb m\u00e9s contractes que l\u2019any anterior, exactament un 10% m\u00e9s, en part perqu\u00e8 es van acabar projectes d\u2019obra nova dirigits al mercat de lloguer. Tot i aquests projectes, l\u2019oferta que hi ha al mercat de lloguer va ser m\u00e9s baixa que la demanda, i aix\u00f2 va provocar que les rendes es mantinguessin altes arribant a<strong> 1200\u20ac mensuals de mitjana<\/strong>.<\/p>\n<p>Aquesta alta demanda tamb\u00e9 va fer que el 63% dels pisos que sortien al mercat triguessin <strong>menys de 2 mesos a llogar-se<\/strong>, fent que \u00fanicament un 9% del casos ho fessin m\u00e9s de 3 mesos. Gran part d\u2019aquest 9% va ser perqu\u00e8 els propietaris pretenien llogar a un 10% per sobre del preu de mercat i provocant que triguessin m\u00e9s a trobar un inquil\u00ed. Per tant, queda demostrat que en aquests casos intentar llogar per sobre del preu penalitza la rendibilitat de l\u2019habitatge perqu\u00e8 est\u00e0 m\u00e9s mesos buit i sense ingressos.<\/p>\n<p>Un 43% dels llogaters es van quedar amb pisos de <strong>3 habitacions<\/strong>, tot i aix\u00f2 eren molts m\u00e9s els que volien 3 habitacions per\u00f2 que per l\u2019alt preu van acabat quedant-se amb pisos de 2 habitacions. I en quant a les edats, <strong>el perfil del llogater \u00e9s jove<\/strong>, un 41% est\u00e0 per sota dels 40 anys i ja un 39% va des dels 40 fins al 50. Amb les dades de l\u2019any passat hem vist que a mesura que l\u2019edat del client va augmentat l\u2019opci\u00f3 a lloguer disminueix.<\/p>\n<p><strong>La venda al 2019<\/strong><\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignleft size-medium wp-image-18034\" src=\"https:\/\/www.amatimmobiliaris.com\/w\/wp-content\/uploads\/2022\/01\/tierra-mallorca-rgj1j8sdeay-unsplash-scaled.jpg\" alt=\"\" width=\"300\" height=\"225\" \/>Si ens centrem en els pisos de <strong>venda<\/strong>, al 2019, va haver-hi una <strong>caiguda del 12%<\/strong> respecte al 2018, sobretot als mesos d\u2019octubre i novembre per la incertesa econ\u00f2mica i les turbul\u00e8ncies pol\u00edtiques provocant que el <strong>preu baix\u00e9s<\/strong> per primer cop en els \u00faltims 4 anys.<\/p>\n<p>El 54% dels pisos de <strong>segona m\u00e0<\/strong> venuts estaven en preus entre els 300.000 i els 450.000\u20ac, augmentant respecte l\u2019any anterior que van ser un 24%.<\/p>\n<p>El cas de l\u2019<strong>obra nova <\/strong>sempre va lligat a les promocions que surten al mercat, i en els \u00faltims anys <strong>l\u2019oferta ha estat molt estable<\/strong> sobretot a Sant Just, L\u2019Hospitalet i a Sant Cugat. Els preus estan marcats per la capacitat adquisitiva dels compradors i no hi ha molt marge per a que els promotors pugin els preus. Les <strong>vendes van ser elevades<\/strong> mantenint ritmes de 7 immobles al mes, en el cas de Sant Just Desvern arribant gaireb\u00e9 als 10 pisos mensuals, tot i la baixada de vendes als mesos d\u2019octubre i novembre per recuperant-se a desembre i mantenint-se a principis del 2020.<\/p>\n<p>Per\u00f2 en <strong>l\u2019habitatge d\u2019alt standing<\/strong> \u00e9s diferent, ens representa un n\u00famero petit d\u2019operacions per\u00f2 significatiu per l\u2019elevat preu, sent un mercat consistent. Al 2019 es va seguir la t\u00f2nica de l\u2019any anterior, venent solars on <strong>construir cases noves unifamiliars<\/strong> fetes a mida, sent Sant Cugat la poblaci\u00f3 on m\u00e9s va passar aix\u00f2.<\/p>\n<p><strong>La sostenibilitat<\/strong><\/p>\n<p>Al 2019 tamb\u00e9 va quedar pal\u00e8s el nostre comprom\u00eds per apostar en <strong>habitatges sostenibles<\/strong> animant als propietaris a millorar i posar la dia els seus immobles i edificis en materia de sostenibilitat i efici\u00e8ncia energ\u00e8tica. Per\u00f2, com ja hem comentat, amb els constants canvis normatius que van haver-hi als 2019 van desincentivar les inversions dels propietaris en aquest sentit. De totes formes des d\u2019Amat vam ampliar el projecte del <span style=\"color: #0000ff;\"><strong><a style=\"color: #0000ff;\" href=\"https:\/\/www.amatimmobiliaris.com\/w\/ca\/2019\/10\/greendex-esplugues-i-sant-just\/\" target=\"_blank\" rel=\"noopener\">GreenDEX<\/a><\/strong><\/span>\u00a0expandint el \u00edndex que mesura la quantitat de verd a Esplugues i Sant Just, i que des de 2018 ja f\u00e8iem servir a Barcelona, el nostre objectiu \u00e9s que arribi a totes les localitats on tenim immobles.<\/p>\n<p><strong>El futur<\/strong><\/p>\n<p>Encarant el <strong>2020<\/strong> semblava que anava a ser un any continuista tot i que hi havia incerteses per la guerra comercial entre els Estats Units i la Xina, per\u00f2 amb la irrupci\u00f3 del <strong>coronavirus<\/strong> ha provocat aquesta crisi sumint el mercat en un forat m\u00e9s profund del que ens esper\u00e0vem fent impossible preveure els seus efectes.
