{"id":43321,"date":"2026-03-27T12:03:55","date_gmt":"2026-03-27T12:03:55","guid":{"rendered":"https:\/\/www.amatimmobiliaris.com\/w\/?p=43321"},"modified":"2026-05-07T15:14:50","modified_gmt":"2026-05-07T15:14:50","slug":"presentem-linforme-de-mercat-del-2025-a-la-premsa","status":"publish","type":"post","link":"https:\/\/www.amatimmobiliaris.com\/w\/ca\/2026\/03\/presentem-linforme-de-mercat-del-2025-a-la-premsa\/","title":{"rendered":"Presentem l&#8217;Informe de Mercat del 2025 a la premsa"},"content":{"rendered":"<h2>El director general d&#8217;Amat, Guifr\u00e9 Homedes, presenta l&#8217;informe de Mercat del 2025 a la nostra oficina Luxury a Barcelona.<\/h2>\n<p>&nbsp;<\/p>\n<p style=\"text-align: justify;\">Un any m\u00e9s, aquest passat 18 de mar\u00e7, el nostre director general, Guifr\u00e9 Homedes, va presentar davant dels mitjans, el<strong> 13\u00e8 Informe de Mercat 2025 d&#8217;Amat Immobiliaris<\/strong>, una\u00a0an\u00e0lisi elaborada a partir de dades pr\u00f2pies que permet entendre l\u2019evoluci\u00f3 real del mercat durant el 2025 i identificar les tend\u00e8ncies que continuen marcant el sector.<\/p>\n<p data-start=\"711\" data-end=\"1095\">Analitzar l\u2019habitatge s\u2019ha convertit en un exercici cada vegada m\u00e9s complex. Durant el 2025 s\u2019han formalitzat <strong data-start=\"1249\" data-end=\"1283\">un 8,1% m\u00e9s de nous contractes<\/strong> que l\u2019any anterior, per\u00f2 aquesta major activitat no ha anat acompanyada d\u2019una millora estructural de l\u2019oferta, que es mant\u00e9 en nivells molt baixos.<\/p>\n<p data-start=\"1433\" data-end=\"1936\">El mercat segueix condicionat per una <strong data-start=\"1471\" data-end=\"1522\">escassetat estructural d\u2019habitatges disponibles<\/strong>, fet que determina el volum de contractes, la tipologia d\u2019immobles que surten al mercat, els preus i el perfil dels llogaters. L\u2019increment d\u2019operacions respon principalment a una lleu millora de la rotaci\u00f3 del parc existent \u2014motivada per compres d\u2019habitatge, canvis personals o despla\u00e7aments fora de l\u2019\u00e0rea metropolitana\u2014, mentre que la nova inversi\u00f3 en lloguer de llarga durada continua pr\u00e0cticament sota m\u00ednims.<\/p>\n<p data-start=\"1938\" data-end=\"2315\">En aquest context, els <strong data-start=\"1961\" data-end=\"1999\">preus del lloguer tornen a cr\u00e9ixer<\/strong>. La repercussi\u00f3 mitjana se situa en <strong data-start=\"2036\" data-end=\"2062\">16,43 \u20ac\/m\u00b2\/mes (+8,9%)<\/strong>, i la renda mitjana arriba als <strong data-start=\"2094\" data-end=\"2117\">1.482 \u20ac\/mes (+7,1%)<\/strong>. Aquest increment est\u00e0 fortament condicionat pel <strong data-start=\"2167\" data-end=\"2197\">mix d\u2019habitatge disponible<\/strong>, amb un pes creixent de pisos mitjans i grans, mentre que l\u2019habitatge de tipologia mitjana \u00e9s cada cop menys present.<\/p>\n<p data-start=\"2317\" data-end=\"2585\">Pel que fa al perfil del llogater, es consolida el <strong data-start=\"2368\" data-end=\"2398\">pes del llogater estranger<\/strong>, especialment a <strong data-start=\"2415\" data-end=\"2456\"><span class=\"hover:entity-accent entity-underline inline cursor-pointer align-baseline\"><span class=\"whitespace-normal\">Barcelona<\/span><\/span><\/strong>, i disminueix per segon any consecutiu el percentatge de perfils joves, evidenciant l\u2019agreujament del problema d\u2019accessibilitat.<\/p>\n<p>&nbsp;<\/p>\n<blockquote>\n<h4 style=\"text-align: center;\"><span style=\"color: #9d3540;\">\u201cM\u00e9s activitat no significa m\u00e9s normalitzaci\u00f3: el problema de fons del mercat de lloguer continua sent una oferta estructuralment insuficient.\u201d<\/span><\/h4>\n<\/blockquote>\n<p>&nbsp;<\/p>\n<h5><\/h5>\n<h5><strong><b><span style=\"color: #9d3540;\">Lloguer de Temporada<\/span><\/b><\/strong><\/h5>\n<p data-start=\"2768\" data-end=\"3092\">El mercat de lloguer de temporada ha mantingut un comportament continuista durant el 2025, amb un creixement moderat de l\u2019activitat i una demanda sostinguda. Un dels indicadors m\u00e9s rellevants de l\u2019any ha estat l\u2019<strong data-start=\"2980\" data-end=\"3029\">augment de l\u2019estada mitjana fins als 17 mesos<\/strong>, confirmant una tend\u00e8ncia ja observada en exercicis anteriors.<\/p>\n<p data-start=\"3094\" data-end=\"3449\">Aquesta evoluci\u00f3 refor\u00e7a la idea que el lloguer de temporada <strong data-start=\"3155\" data-end=\"3206\">no respon majorit\u00e0riament a estades molt curtes<\/strong>, sin\u00f3 a necessitats reals de resid\u00e8ncia temporal vinculades a projectes professionals i acad\u00e8mics. Els motius principals dels contractes continuen sent els despla\u00e7aments laborals i els estudis, amb un clar predomini de perfils internacionals.<\/p>\n<p data-start=\"3451\" data-end=\"3696\">Des del punt de vista de l\u2019oferta, no s\u2019ha detectat un trasp\u00e0s significatiu d\u2019habitatges del lloguer de llarga durada cap a la temporada. Tot i aix\u00f2, els pocs inversors actius tendeixen a prioritzar aquest segment davant la incertesa reguladora.<\/p>\n<p>&nbsp;<\/p>\n<h4 style=\"text-align: center;\"><span style=\"color: #9d3540;\">\u201cEl lloguer de temporada cobreix una demanda estructural i sostinguda, molt alineada amb el model de ciutat.\u201d<\/span><\/h4>\n<p>&nbsp;<\/p>\n<h3><strong>Mercat de venda<\/strong><\/h3>\n<h5><strong><b><span style=\"color: #9d3540;\">Segona m\u00e0<\/span><\/b><\/strong><\/h5>\n<p data-start=\"3852\" data-end=\"4104\">El 2025 ha estat un <strong data-start=\"3872\" data-end=\"3927\">any clarament expansiu per al mercat de compravenda<\/strong>. L\u2019activitat ha crescut per sobre del <strong data-start=\"3966\" data-end=\"3973\">10%<\/strong>, tant en nombre d\u2019operacions com en volum econ\u00f2mic transaccionat, consolidant una tend\u00e8ncia que ja s\u2019havia iniciat l\u2019any anterior.<\/p>\n<p data-start=\"4106\" data-end=\"4399\">La dificultat d\u2019acc\u00e9s al lloguer ha actuat com a element dinamitzador de la compra, tant per part de la demanda com de l\u2019oferta, acompanyada de la consolidaci\u00f3 d\u2019uns <strong data-start=\"4272\" data-end=\"4318\">tipus d\u2019inter\u00e8s m\u00e9s estables i competitius<\/strong>. Aquest context ha aportat seguretat i previsibilitat al finan\u00e7ament hipotecari.<\/p>\n<p data-start=\"4401\" data-end=\"4809\">Els preus de venda s\u2019han mantingut globalment estables, amb una <strong data-start=\"4465\" data-end=\"4502\">lleugera tend\u00e8ncia alcista del 2%<\/strong>. A Barcelona, la repercussi\u00f3 mitjana se situa en <strong data-start=\"4552\" data-end=\"4566\">5.103 \u20ac\/m\u00b2<\/strong>, mentre que <strong data-start=\"4579\" data-end=\"4620\"><span class=\"hover:entity-accent entity-underline inline cursor-pointer align-baseline\"><span class=\"whitespace-normal\">Sant Cugat del Vall\u00e8s<\/span><\/span><\/strong> consolida un nou m\u00e0xim amb <strong data-start=\"4648\" data-end=\"4662\">5.217 \u20ac\/m\u00b2<\/strong>. A <strong data-start=\"4666\" data-end=\"4707\"><span class=\"hover:entity-accent entity-underline inline cursor-pointer align-baseline\"><span class=\"whitespace-normal\">Sant Just Desvern<\/span><\/span><\/strong>, la repercussi\u00f3 modera, per\u00f2 el <strong data-start=\"4740\" data-end=\"4808\">preu mitj\u00e0 absolut supera per segon any consecutiu els 800.000 \u20ac<\/strong>.<\/p>\n<p data-start=\"4811\" data-end=\"5046\">Un dels elements m\u00e9s rellevants del 2025 \u00e9s la <strong data-start=\"4858\" data-end=\"4896\">pr\u00e0ctica desaparici\u00f3 de l\u2019inversor<\/strong>, fet que considerem preocupant des del punt de vista de l\u2019equilibri del mercat, ja que redueix encara m\u00e9s la capacitat d\u2019ampliar l\u2019oferta de lloguer.<\/p>\n<p>&nbsp;<\/p>\n<h4 style=\"text-align: center;\"><span style=\"color: #9d3540;\">\u201cLa complexitat del mercat de lloguer ha impulsat la compravenda, per\u00f2 la desaparici\u00f3 de l\u2019inversor no ajuda a resoldre el problema estructural d\u2019oferta.\u201d<\/span><\/h4>\n<p>&nbsp;<\/p>\n<h5><strong><b><span style=\"color: #9d3540;\">Obra nova<\/span><\/b><\/strong><\/h5>\n<p data-start=\"5229\" data-end=\"5456\">La venda d\u2019obra nova ha experimentat un <strong data-start=\"5269\" data-end=\"5291\">creixement del 40%<\/strong> durant el 2025, impulsada principalment per un major nombre de promocions en fase de comercialitzaci\u00f3 i per una demanda molt activa amb necessitat real d\u2019habitatge.<\/p>\n<p data-start=\"5458\" data-end=\"5713\">La repercussi\u00f3 mitjana de venda ha estat aproximadament un <strong data-start=\"5517\" data-end=\"5547\">15% superior a la del 2024<\/strong>, tot i que aquesta dada s\u2019ha de llegir amb prud\u00e8ncia, ja que les comparatives interanuals no sempre s\u00f3n homog\u00e8nies i depenen de la fase i tipologia de cada projecte.<\/p>\n<p data-start=\"5715\" data-end=\"5903\">L\u2019obra nova continua destacant per la seva <strong data-start=\"5758\" data-end=\"5788\">alta efici\u00e8ncia energ\u00e8tica<\/strong>, situant-se majorit\u00e0riament entre les qualificacions A i B, fet que aporta estalvi i confort als nous propietaris.<\/p>\n<p>&nbsp;<\/p>\n<blockquote>\n<h4 style=\"text-align: center;\"><span style=\"color: #9d3540;\">\u201cTot i l\u2019increment de preus, el recorregut a l\u2019al\u00e7a de l\u2019obra nova \u00e9s limitat a les zones metropolitanes.\u201d<\/span><\/h4>\n<\/blockquote>\n<p>&nbsp;<\/p>\n<h5><strong><b><span style=\"color: #9d3540;\">Luxury<\/span><\/b><\/strong><\/h5>\n<p data-start=\"6050\" data-end=\"6296\">El segment d\u2019alt standing ha mantingut un <strong data-start=\"6092\" data-end=\"6116\">comportament alcista<\/strong>, amb un increment moderat de preus superior al 2%. La major part de les operacions corresponen a cases i habitatges unifamiliars, i la demanda continua sent majorit\u00e0riament local.<\/p>\n<p data-start=\"6298\" data-end=\"6471\">Destaca especialment el retorn de perfils locals que havien viscut a l\u2019estranger i que tornen per establir-se a Barcelona o al seu entorn, ocupant aquest segment del mercat.<\/p>\n<p>&nbsp;<\/p>\n<h4 style=\"text-align: center;\"><span style=\"color: #9d3540;\">\u201cFins i tot en l\u2019alt standing, el pes de la demanda local \u00e9s m\u00e9s important del que sovint es percep.\u201d<\/span><\/h4>\n<p>&nbsp;<\/p>\n<h3><strong>Conclusions<\/strong><\/h3>\n<p data-start=\"6603\" data-end=\"6820\">El 2025 no fa sin\u00f3 refor\u00e7ar tend\u00e8ncies que ja venim assenyalant en informes anteriors:<br data-start=\"6689\" data-end=\"6692\" \/><strong data-start=\"6692\" data-end=\"6819\">oferta estructuralment insuficient, preus que no retrocedeixen i una compet\u00e8ncia molt elevada per cada habitatge disponible<\/strong>.<\/p>\n<p data-start=\"6603\" data-end=\"6820\">A m\u00e9s, un dels factors clau que es consolida\u00a0 \u00e9s la <strong data-start=\"194\" data-end=\"247\">progressiva desaparici\u00f3 de l\u2019inversor residencial<\/strong>. Durant anys, aquest perfil comprava habitatges per destinar-los al lloguer, contribuint a ampliar el parc disponible. Avui, per\u00f2, l\u2019entorn regulador i la inseguretat jur\u00eddica han desincentivat aquesta activitat, reduint l\u2019entrada de nous pisos al mercat i <strong data-start=\"505\" data-end=\"565\">agreujant encara m\u00e9s la manca actual d\u2019oferta de lloguer<\/strong>.<\/p>\n<p data-start=\"6822\" data-end=\"6990\">Sense canvis estructurals ni consensos amplis, el 2026 apunta a ser una continuaci\u00f3 del 2025, amb un mercat altament tensionat tant per a la demanda com per a l\u2019oferta.<\/p>\n<p>&nbsp;<\/p>\n<h4 style=\"text-align: center;\"><span style=\"color: #9d3540;\">\u201cM\u00e9s operacions i m\u00e9s preu, per\u00f2 sense solucions estructurals al problema d\u2019accessibilitat.\u201d<\/span><\/h4>\n<p>&nbsp;<\/p>\n<p><a
