{"id":4147,"date":"2018-09-20T15:22:59","date_gmt":"2018-09-20T15:22:59","guid":{"rendered":"https:\/\/amat-inmo-wp.localhost\/2018\/09\/20\/noves-tendencies-al-mercat-immobiliari\/"},"modified":"2026-05-07T15:52:46","modified_gmt":"2026-05-07T15:52:46","slug":"noves-tendencies-al-mercat-immobiliari","status":"publish","type":"post","link":"https:\/\/www.amatimmobiliaris.com\/w\/ca\/2018\/09\/noves-tendencies-al-mercat-immobiliari\/","title":{"rendered":"Noves tend\u00e8ncies al mercat immobiliari"},"content":{"rendered":"<p style=\"text-align: justify;\">Aquest mes ja poden trobar el nostre Informe de Mercat del 1er semestre de 2018 <strong><a href=\"https:\/\/issuu.com\/amatimmobiliaris\/docs\/informe_mercat_immobiliari_mr-2018-\">aqu\u00ed<\/a><\/strong>, on expliquem com ha anat el mercat immobiliari, sempre en funci\u00f3 de les nostres dades i les nostres operacions.\u00a0Voldria ara avan\u00e7ar quines tend\u00e8ncies veiem pels propers mesos a Barcelona i entorn:<\/p>\n<p style=\"text-align: justify;\"><u>Estabilitat en els preus de lloguer<\/u><\/p>\n<p style=\"text-align: justify;\">Des de principis d\u2019any tenim bastant clar que <strong>els preus de lloguer\u00a0han tocat sostre<\/strong>. Ho venim dient des de fa temps; els preus van molt lligats als sous i quan una fam\u00edlia ha de destinar gaireb\u00e9 un 40% del seu sou a pagar el lloguer indica que hem arribat al l\u00edmit. I aix\u00f2 va passar a finals de l\u2019any 2017.<\/p>\n<p style=\"text-align: justify;\"><u>Creixen les ren\u00fancies de contractes de lloguer abans del seu venciment<\/u><\/p>\n<p style=\"text-align: justify;\">\u00c9s curi\u00f3s que\u00a0mentres als mitjans es parla que la majoria dels inquilins tenen greus problemes per renovar els contractes de lloguer al seu venciment, a la nostra empresa per\u00f2 no \u00e9s aix\u00ed i no crec que els nostres clients siguin diferents a la resta del mercat. <strong>El 50% dels nostres inquilins renuncien al contracte abans<\/strong>. Hem tingut especial inter\u00e8s en esbrinar perqu\u00e8\u00a0i ens hem trobat\u00a0dos motius b\u00e0sics: perqu\u00e8 han comprat o perqu\u00e8 no poden continuar assumint el preu de la renda.<\/p>\n<p style=\"text-align: justify;\"><u>S\u2019alenteixen els ritmes de venda<\/u><\/p>\n<p style=\"text-align: justify;\">\u00c9s veritat que portem gaireb\u00e9 dos anys venent molt, a uns ritmes molt bons; que els promotors han pujat els preus i hem continuat venent; per\u00f2 aquesta tend\u00e8ncia ha variat una mica en els \u00faltims mesos. <strong>Venem i venem b\u00e9, per\u00f2 m\u00e9s pausadament<\/strong> i aix\u00f2 no \u00e9s dolent. Sempre hem pensat que el que cal \u00e9s compassar el mercat, que no hem d\u2019oblidar que els preus de venda tamb\u00e9 van relacionats amb la capacitat d\u2019endeutament dels clients a trav\u00e9s de l\u2019hipoteca i que aquesta capacitat va lligada als sous, i al nostre pa\u00eds els sous han pujat molt poc. Per aix\u00f2, ens sorprenen les declaracions de determinats actors del mercat immobiliari que, quan els mitjans els hi pregunten si hi ha marge per pujar preus la resposta \u00e9s que s\u00ed &#8220;&#8230;perqu\u00e8 encara no hem arribat als preus del 2007!&#8221;\u00a0Com si aix\u00f2 fos l\u2019axioma! Nosaltres entenem que els preus pujaran fins on els compradors puguin assumir doncs estem segurs que les entitats financeres seran molt m\u00e9s curoses que abans de la crisi.<\/p>\n<p style=\"text-align: justify;\"><u>Promotors i fons interessats en el lloguer<\/u><\/p>\n<p style=\"text-align: justify;\">\u00a0<strong>Feia molts anys que no v\u00e8iem tant d\u2019inter\u00e8s en promoure per llogar<\/strong> i aix\u00f2 \u00e9s bo. <strong>Al mercat falten molts pisos per destinar al lloguer.<\/strong> Estem molt lluny encara dels est\u00e0ndards europeus. Cada vegada que s\u2019anuncia que s\u2019instal\u00b7lar\u00e0 a Barcelona una nova macro-empresa\u00a0i que vindran un munt de treballadors de fora, nosaltres ens preguntem: i on viuran?<\/p>\n<p style=\"text-align: justify;\">Cal fer pol\u00edtiques p\u00fabliques amb molta m\u00e9s rapidesa que fins ara i, sobretot, cal facilitar que els privats puguin invertir en immobles pel\u00a0lloguer amb totes les garanties i seguretats jur\u00eddiques. Cal canviar la visi\u00f3 dels fons privats\u00a0com simples\u00a0especuladors i veure\u2019ls com uns possibles <em>partners<\/em>.<\/p>\n<p style=\"text-align: justify;\">Nosaltres veur\u00edem b\u00e9 que hi haguessin <strong>beneficis fiscals pels propietaris que fan contractes de lloguer de m\u00e9s de 5 o 10 anys<\/strong>, etc. Segurament amb aquets tipus de contracte resoldr\u00edem un problema del que ning\u00fa parla: el problema dels propietaris de pisos, amb unes pensions i ingressos cada vegada m\u00e9s petits, als que vendre el seu pis de propietat i anar de lloguer seria una molt bona opci\u00f3.
