{"id":40346,"date":"2025-07-07T14:01:07","date_gmt":"2025-07-07T14:01:07","guid":{"rendered":"https:\/\/www.amatimmobiliaris.com\/w\/?p=40346"},"modified":"2025-07-07T14:01:07","modified_gmt":"2025-07-07T14:01:07","slug":"visions-sobre-una-mateixa-dada","status":"publish","type":"post","link":"https:\/\/www.amatimmobiliaris.com\/w\/ca\/2025\/07\/visions-sobre-una-mateixa-dada\/","title":{"rendered":"Visions sobre una mateixa dada &#8211; Diari del Canvi N\u00ba106"},"content":{"rendered":"<h3 style=\"text-align: justify;\">En el n\u00famero 106 del Diari del Canvi, parlem de com una mateixa dada pot generar lectures completament oposades segons qui l\u2019analitzi i amb quin objectiu.<\/h3>\n<p>&nbsp;<\/p>\n<p>Ja tenim les <strong><span style=\"color: #000000;\">dades oficials<\/span><\/strong> despr\u00e9s d\u2019un any de regulaci\u00f3 del <strong><span style=\"color: #00000;\">mercat de lloguer<\/span><\/strong>, i m\u00e9s enll\u00e0 dels propis n\u00fameros, \u00e9s curi\u00f3s com dep\u00e8n de qui les expliqui les conclusions s\u00f3n oposades.<\/p>\n<p style=\"text-align: justify;\">Est\u00e0 clar doncs que no ens fem les mateixes preguntes i no entrem en la mateixa profunditat d\u2019an\u00e0lisi. <strong><span style=\"color: #da291c;\">Quedar-nos en la superficialitat pot donar una imatge de pol\u00edtica efectiva a curt termini, per\u00f2 l\u2019efecte pot ser totalment oposat a mitj\u00e0 o llarg termini.<\/span><\/strong><\/p>\n<p>En aquest sentit, <strong><span style=\"color: #00000;\">s\u2019hauria d\u2019explicar b\u00e9 l\u2019objectiu de cada pol\u00edtica, ja que poder pot ser m\u00e9s beneficiosa per qui ja est\u00e0 dintre del m\u00f3n del lloguer (afavoreix la perman\u00e8ncia), i no tant, o gens beneficiosa, per a qui pret\u00e9n accedir a un habitatge de lloguer (accessibilitat).<\/span><\/strong><\/p>\n<p>&nbsp;<\/p>\n<p>Quan es comenten les dades es basa l\u2019\u00e8xit d\u2019aquesta pol\u00edtica en dos variables que es consideren clau.<br \/>\nPrimer l\u00f2gicament, l\u2019<strong><span style=\"color: #da291c;\">evoluci\u00f3 dels preus en les zones regulades,<\/span><\/strong> i segon es fa <strong><span style=\"color: #da291c;\">un balan\u00e7 positiu sobre l&#8217;oferta explicant que el balan\u00e7 de fiances de l\u2019Incas\u00f2l ha estat positiu<\/span><\/strong>. Fins aqu\u00ed les dades s\u00f3n positives i la pol\u00edtica funciona, per\u00f2 realment \u00e9s aix\u00ed?<\/p>\n<p>&nbsp;<\/p>\n<p>Diverses vegades hem parlat de <strong><span style=\"color: #00000;\">l\u2019accessibilitat,<\/span><\/strong> composta per dues variables, <strong><span style=\"color: #00000;\">preu i oferta disponible<\/span><\/strong>. El preu regulat i en tend\u00e8ncia a la baixa, per\u00f2 l&#8217;oferta disponible? Continua baixant trimestre rere trimestre. En canvi, el balan\u00e7 de fiances \u00e9s el reflex dels nous contractes menys els contractes que finalitzen.<\/p>\n<p>Per intentar explicar-ho es pot fer un s\u00edmil amb la demografia. Els nous contractes s\u00f3n els naixements, i els contractes que s\u2019acaben s\u00f3n les defuncions. Creiem que passar a tenir un balan\u00e7 de fiances negatiu \u00e9s q\u00fcesti\u00f3 de temps, ja que si cada cop tenim menys naixements (caiguda nous contractes), no tenim immigraci\u00f3 (que serien nous inversors que aposten pel lloguer), nom\u00e9s ens salvem perqu\u00e8 s\u2019allarga l\u2019esperan\u00e7a de vida (s\u2019allarga el temps mig de compliment dels contractes).<\/p>\n<p>&nbsp;<\/p>\n<p>Per\u00f2 ni que el balan\u00e7 de fiances es mantingu\u00e9s positiu, altres preguntes clau s\u00f3n:<\/p>\n<p><strong><span style=\"color: #00000;\">Qui capitalitza aquests nous contractes regulats?<\/span><\/strong> Com sempre hi ha un efecte cascada, i <strong><span style=\"color: #da291c;\">els millors perfils econ\u00f2mics i amb menys percepci\u00f3 de risc s\u00f3n els que poden accedir als pocs habitatges que es lloguen.<\/span><\/strong><\/p>\n<p><strong><span style=\"color: #00000;\">I com s\u2019hi arriba als pocs habitatges que surten al mercat?<\/span><\/strong> Doncs per <strong><span style=\"color: #da291c;\">camins cada cop m\u00e9s limitats i menys p\u00fablics.
