Luxury a Barcelona.<\/h2>\n<p style=\"text-align: justify;\">El passat 25 de mar\u00e7, el nostre director general, Guifr\u00e9 Homedes, va presentar davant dels mitjans, el<a href=\"https:\/\/issuu.com\/amatimmobiliaris\/docs\/informe_mercat_immobiliari_mr-2024?fr=sZDVlZjg0MjU1MjI\"><strong> 12\u00e8 Informe de Mercat 2024 d&#8217;Amat Immobiliaris<\/strong><\/a>, que engloba i resumeix les nostres dades de l&#8217;any passat i com encarem aquest 2025.<\/p>\n<p>&nbsp;<\/p>\n<p style=\"text-align: justify;\">Uns 16 mitjans van assistir a la presentaci\u00f3 que vam fer a la nostra oficina d&#8217;Amat Luxury de Balmes, on vam parlar de la manca d\u2019oferta d\u2019habitatges, especialment en el parc de lloguer, la crescuda dels llogaters estrangers, aix\u00ed com de l&#8217;augment de venda de 2a m\u00e0 i de promocions d&#8217;obra nova.<\/p>\n<p style=\"text-align: center;\"><strong><span style=\"color: #9d3540;\"><em>&#8220;Cal considerar els 800px) 100vw, 800px\" \/><\/a>\n\t\t\t<\/div><\/figure>\n\t\t<\/div>\n\n<p>&nbsp;<\/p>\n<h3><strong>Mercat de lloguer<\/strong><\/h3>\n<p>L\u2019accessibilitat al lloguer ha estat una de les grans preocupacions del 2024. El principal factor d\u2019aquest col\u00b7lapse \u00e9s la<strong> falta de rotaci\u00f3 d&#8217;habitatges disponibles<\/strong>. Si no hi ha rotaci\u00f3, l&#8217;oferta no pot renovar-se, fet que provoca un <strong>bloqueig del mercat<\/strong>. Tot i aix\u00f2, la cartera de lloguer ha mostrat una estabilitat en el nombre de ren\u00fancies, que ha estat pr\u00e0cticament igual a l&#8217;any 2023.<br \/>\nElls motius principals de les sortides dels llogaters han estat: el <strong>33%<\/strong> dels inquilins han marxat a un altre pis de lloguer,\u00a0 el <strong>28%<\/strong> passen a ser propietaris, sigui per compra o per her\u00e8ncia,\u00a0 el <strong>22%<\/strong> marxen a l&#8217;estranger, el<strong> 10%<\/strong> per motius personals i el <strong>7%<\/strong> per altres raons.<\/p>\n<p>Aix\u00ed doncs, la <strong>durada mitjana d&#8217;un contracte de lloguer \u00e9s de 3,92 anys,<\/strong> i en un<strong> 5%<\/strong> dels casos, el propietari decideix no renovar el contracte.\u00a0 Els contractes signats aquest \u00faltim any han<strong> caigut un 18% respecte a 2023,<\/strong> i fins a un <strong>43% en els darrers dos anys.<\/strong>\u00a0Aix\u00f2 s&#8217;ha tradu\u00eft en uns ingressos que han retrocedit fins a nivells de fa <strong>25 anys.<\/strong><\/p>\n<p>Els preus del lloguer han experimentat una evoluci\u00f3 irregular. El primer trimestre va mostrar un increment artificial, per\u00f2 amb poc recorregut temporal. En termes generals, el preu mitj\u00e0 de lloguer ha caigut un 1,8% des de l&#8217;any passat, trencant una tend\u00e8ncia de creixement del 6% anual durant els darrers tres anys. No obstant aix\u00f2, a nivell de renda absoluta, hem observat un increment dels lloguers, amb m\u00e9s cases llogades i menys pisos, fet que s\u2019ha tradu\u00eft en una major renda global.<\/p>\n<p>Els estrangers ocupen una part molt gran del mercat de lloguer, ja que s\u00f3n considerats candidats m\u00e9s s\u00f2lids econ\u00f2micament. A m\u00e9s, en el nostre model de negoci, <strong>nom\u00e9s publiquem el 25% de l&#8217;oferta a portals immobiliaris,<\/strong> ja que la resta la gestionem internament a trav\u00e9s de demandes registrades o compromisos previs, oferint &#8220;habitatge sense publicar&#8221; per optimitzar la gesti\u00f3. Aix\u00f2 pot explicar, perqu\u00e8 als portals immobiliaris nom\u00e9s veiem oferta de temporada.<\/p>\n<p>&nbsp;<\/p>\n<blockquote>\n<h4 style=\"text-align: center;\"><strong><span style=\"color: #9d3540;\"><em>&#8221; La situaci\u00f3 del lloguer s\u2019ha vist agreujada per un r\u00e8gim sancionador que s&#8217;ha mostrat desmesurat, incrementant els riscos per a les empreses del sector.&#8221;<\/em><\/span><\/strong><\/h4>\n<\/blockquote>\n<h5><\/h5>\n<h5><strong><b><span style=\"color: #9d3540;\">Lloguer de Temporada<\/span><\/b><\/strong><\/h5>\n<p>El lloguer de temporada ha estat un dels temes m\u00e9s debatuts durant els darrers mesos, especialment arran de la <strong>regulaci\u00f3 aprovada<\/strong>\u00a0poc abans de les eleccions, que va durar nom\u00e9s un mes. Aquesta mesura, tot i la seva breu vig\u00e8ncia, ha tingut un impacte directe sobre el mercat.<\/p>\n<p>\u00c9s important destacar que no hem observat un trasllat de contractes de llarga durada a curta. La nostra cartera de lloguer de temporada ha crescut lleugerament, i l&#8217;activitat s&#8217;ha mantingut estable, malgrat les noves normatives. Aix\u00f2 demostra que el lloguer de temporada \u00e9s una necessitat real per molts demandants i que la seva exist\u00e8ncia no substitueix els contractes de llarga durada, sin\u00f3 que respon a una demanda espec\u00edfica.<\/p>\n<p>Si aquesta modalitat de lloguer s&#8217;elimina, els demandants no desapareixeran. Les<strong> persones continuaran necessitant un espai on allotjar-se<\/strong>, i aquesta necessitat es traslladar\u00e0 al mercat de llarga durada, el que podria comportar una ocupaci\u00f3 m\u00e9s alta d\u2019aquests habitatges. Tanmateix, \u00e9s fonamental entendre que no tota l&#8217;oferta de lloguer de temporada es reintegrar\u00e0 al mercat de llarga durada, cosa que podria generar un<strong> desequilibri en l&#8217;oferta i la demanda d\u2019habitatges a llarg termini.<\/strong><\/p>\n<p>Des d&#8217;Amat, creiem que les regulacions han de ser pensades amb una visi\u00f3 a llarg termini, que tingui en compte les necessitats de tots els actors del mercat i garanteixi l&#8217;equilibri entre l&#8217;oferta i la demanda, evitant mesures que podrien generar m\u00e9s problemes que solucions.<\/p>\n<p>En el nostre cas, la\u00a0<strong>durada mitjana de l\u2019estada temporal \u00e9s de 13 mesos.<\/strong>\u00a0El\u00a0<strong>83% dels llogaters<\/strong>\u00a0de\u00a0<a href=\"https:\/\/temporada.amatimmobiliaris.com\/?_gl=1*137xd12*_gcl_au*MTQ1ODE5MzIwOC4xNzM5NzgxNDE5\" target=\"_blank\" rel=\"noopener\">lloguer de temporada<\/a> es traslladen el nostre pa\u00eds per a motius <strong>d\u2019estudi, principalment a escoles de negocis.<\/strong>\u00a0Aix\u00ed mateix, el\u00a0<strong>12,5% ho fa per motius laborals, i el 4,5% restant ho fa per altres motius personals.<\/strong><\/p>\n<p>&nbsp;<\/p>\n<h3><strong>Mercat de venda<\/strong><\/h3>\n<h5><strong><b><span style=\"color: #9d3540;\">Segona m\u00e0<\/span><\/b><\/strong><\/h5>\n<p style=\"text-align: justify;\">Pel que fa a <strong>vendes de segona m\u00e0<\/strong>, el 2024 ha estat un any de creixement significatiu. El volum de vendes ha augmentat un <strong>13%,<\/strong> i les transaccions han crescut un <strong>21% respecte al 2023<\/strong>. Aquestes dades reflecteixen una situaci\u00f3 bipolar en qu\u00e8 la demanda continua sent elevada, per\u00f2 l&#8217;oferta \u00e9s escassa, amb una gran disfunci\u00f3 entre ambdues.<\/p>\n<p style=\"text-align: justify;\">En aquest context, la <em>Golden Visa<\/em> ha tingut un impacte important, accelerant de manera artificial les operacions, ja que molts compradors estrangers adquireixen habitatges que pr\u00e8viament estaven destinats al lloguer. A Amat, <strong>el 12%<\/strong> de les operacions de venda han estat a compradors extracomunitaris. Els compradors m\u00e9s actius s\u00f3n, en la seva majoria, <strong>menors de 40 anys<\/strong>, que busquen una soluci\u00f3 davant la <strong>impossibilitat d&#8217;accedir al lloguer.<\/strong><\/p>\n<p>La venda de segona m\u00e0 ha seguit la tend\u00e8ncia alcista dels preus, amb un creixement generalitzat dels preus en tot el territori. Tot i que el volum d&#8217;oferta ha crescut un <strong>8%<\/strong> respecte a 2023, la repercussi\u00f3 dels preus ha variat segons les zones, amb algunes \u00e0rees com Sant Just Desvern, on el preu absolut ha augmentat.<\/p>\n<p>Per tant, podem dir que <strong>la situaci\u00f3 del mercat de venda del 2024 ha estat bona.<\/strong> Ven\u00edem d&#8217;un 2023 marcat per la pujada de tipus d&#8217;inter\u00e8s i un acc\u00e9s complicat al finan\u00e7ament. A mesura que aquest escenari ha anat canviant, els primers mesos del 2024 la recuperaci\u00f3 de l&#8217;activitat ha estat molt clara.<\/p>\n<h5><strong><b><span style=\"color: #9d3540;\">Mercat de Luxury<\/span><\/b><\/strong><\/h5>\n<p>La majoria dels<strong> compradors s\u00f3n locals<\/strong>, amb un increment significatiu d&#8217;activitat a Sant Just i Sant Cugat. En aquest segment, les transaccions han estat m\u00e9s elevades en tipologies de gran mida, amb un repunt de les operacions finan\u00e7ades. Tanmateix, el perfil d&#8217;inversor continua sent baix, mentre que els compradors estrangers, principalment gr\u00e0cies a la <em>Golden Visa<\/em>, han accelerat l&#8217;activitat.<\/p>\n<h5><strong><b><span style=\"color: #9d3540;\">Obra nova<\/span><\/b><\/strong><\/h5>\n<p>El mercat d&#8217;obra nova ha viscut un <strong>creixement de les vendes del 20%<\/strong>, amb un ritme m\u00e9s alt que el 2023. En aquest cas, els compradors s\u00f3n majorit\u00e0riament aquells que no poden accedir al lloguer i que busquen una alternativa per la via de la compra. Aquests compradors sovint reben l&#8217;ajuda de familiars per poder afrontar l&#8217;entrada del pis. Per altra banda, la repercussi\u00f3 d&#8217;inversors continua sent insuficient, amb poca pres\u00e8ncia d&#8217;operacions a gran escala.<\/p>\n<blockquote>\n<h4 style=\"text-align: center;\"><strong><span style=\"color: #9d3540;\"><em>&#8221; El proc\u00e9s urban\u00edstic continua sent lent, complex i burocr\u00e0tic.&#8221;<\/em><\/span><\/strong><\/h4>\n<\/blockquote>\n<p><a
