I \u00e9s d&#8217;aix\u00f2 del que volem parlar, de la coneguda com <strong>&#8220;obsolesc\u00e8ncia funcional&#8221;.<\/strong><\/p>\n<p><strong>De qu\u00e8 parlem quan ens referim a &#8220;obsolesc\u00e8ncia funcional&#8221;?<\/strong><\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"wp-image-11580 alignleft\" src=\"https:\/\/www.amatimmobiliaris.com\/w\/wp-content\/uploads\/2022\/01\/obsolescencia.jpg\" alt=\"\" width=\"360\" height=\"119\" \/><\/p>\n<p style=\"text-align: justify;\">Actualment tots ja hem sentit a parlar de l&#8217;obsolesc\u00e8ncia als aparells t\u00e8cnics que despr\u00e9s d&#8217;aproximadament dos anys comencen a donar problemes degut a l&#8217;obsolesc\u00e8ncia programada. Per\u00f2 els habitatges tamb\u00e9 poden quedar obsolets i generar despeses no previstes abans de la seva adquisici\u00f3.<\/p>\n<p style=\"text-align: justify;\"><strong>Quan estem buscant un immoble hem de pensar en aquest concepte i el que comporta<\/strong>.<\/p>\n<p style=\"text-align: justify;\">L&#8217;obsolesc\u00e8ncia al sector immobiliari fa refer\u00e8ncia expressament a la p\u00e8rdua de valor de l&#8217;immoble ja sigui pel seu estil, materials o disseny. Per aquest motiu \u00e9s important con\u00e8ixer tamb\u00e9 l&#8217;estat dels immobles amb les mateixes caracter\u00edstiques al mercat o la mateixa \u00e0rea.<\/p>\n<p style=\"text-align: justify;\">Si, per exemple, estem interessats en un habitatge antic\u00a0a un barri ple de cases noves, aquest immoble el considerarem amb obsolesc\u00e8ncia deficient, ja que\u00a0el seu valor \u00e9s inferior en relaci\u00f3 al del seu entorn i, molt probablement, hi hauria pocs compradors potencials. Al rev\u00e9s, per\u00f2, tamb\u00e9 pot succeir que\u00a0si les cases velles tenen millors qualitats, disseny o distribuci\u00f3 que les noves, en aquest cas\u00a0el client potencial no pagaria el que les cases noves ofereixen, per comparaci\u00f3.<\/p>\n<p style=\"text-align: justify;\">Per altra banda, tamb\u00e9 es pot considerar obsolescent alguna caracter\u00edstica particular d&#8217;aquella propietat que pugui restar-ne valor. La majoria d&#8217;aquestes caracter\u00edstiques estan relacionades amb el disseny d&#8217;aquella propietat. Un exemple seria, una piscina antiga en un lloc inadequat,\u00a0els mobles del bany o cuina pintats d&#8217;un color massa desfasat o cridaner, etc..<\/p>\n<p style=\"text-align: justify;\">Quan existeix l&#8217;obsolesc\u00e8ncia funcional ens hem de fer una pregunta important:<strong> es pot solucionar?<\/strong><\/p>\n<p style=\"text-align: justify;\">Una obsolesc\u00e8ncia funcional insolucionable seria, per exemple, quan parlem d&#8217;entorn o estructura en comparaci\u00f3 i aquella que, per solucionar-la, costaria m\u00e9s que el propi valor de l&#8217;immoble. Quan parlem d&#8217;una obsolesc\u00e8ncia\u00a0solucionable ens referim al seu interior, a renovacions possibles de fer i que augmentaran el seu valor en el temps. En aquest cas la pregunta seria, val la pena? I, qui ho ha de costejar?<\/p>\n<p style=\"text-align: justify;\">Aquesta \u00faltima pregunta \u00e9s tamb\u00e9 molt important i s&#8217;ha de plantejar abans de realitzar l&#8217;operaci\u00f3. Potser l&#8217;immoble val la pena i surt a compte comprar-lo i donar-li valor a posteriori sol\u00b7licitat una reducci\u00f3 en el preu o fer que l&#8217;actual propietari es faci c\u00e0rrec de l&#8217;obsolesc\u00e8ncia.
