Aix\u00f2 \u00e9s degut a diverses raons, <strong>inclosa la regulaci\u00f3 del mercat.<\/strong> Despr\u00e9s de la primera regulaci\u00f3 el 2021, l&#8217;oferta va comen\u00e7ar a disminuir. A m\u00e9s, la <strong>influ\u00e8ncia de la demanda estrangera, juntament amb l&#8217;escassetat de propietats disponibles, ha mantingut els preus a l&#8217;al\u00e7a.<\/strong> Aix\u00f2 ha impactat directament a la nostra cartera, ja que hem vist una <strong>reducci\u00f3 del 14% al 7% a la rotaci\u00f3 de propietats.<\/strong> A m\u00e9s, un <strong>1% dels propietaris opta per abandonar el mercat de lloguer &#8220;per evitar problemes&#8221;<\/strong>. La gent t\u00e9 cada vegada m\u00e9s dificultat per accedir a la compra d&#8217;un immoble, cosa que fa que els llogaters a no canviar de resid\u00e8ncia i que no s&#8217;alliberi oferta, i aix\u00f2 alhora redueix encara m\u00e9s la disponibilitat i augmenta els preus, excloent encara m\u00e9s els grups m\u00e9s vulnerables.<\/p>\n<p>&nbsp;<\/p>\n<blockquote>\n<h4 style=\"text-align: center;\"><strong><span style=\"color: #9d3540;\"><em>&#8220;Si hi ha menys oferta, les exig\u00e8ncies per escollir el candidat s\u00f3n encara majors i, per tant, els que estiguin a la cua econ\u00f2micament, no entraran al mercat de cap manera&#8221;.<\/em><\/span><\/strong><\/h4>\n<\/blockquote>\n<p>&nbsp;<\/p>\n<p style=\"text-align: justify;\">El perfil de l&#8217;inquil\u00ed \u00e9s d&#8217;entre 30 i 50 anys que paguen cada mes entre 1.001 i 1.500 \u20ac. Un <strong>43%<\/strong> busquen habitatges amb <strong>3 habitacions<\/strong> d&#8217;entre <strong>65 i 95 m\u00b2<\/strong> i la gran majoria d&#8217;aquests immobles que lloguem tenen una <strong>qualificaci\u00f3 energ\u00e8tica baixa d&#8217;una E.<\/strong><\/p>\n<p>&nbsp;<\/p>\n<p style=\"text-align: justify;\">La implementaci\u00f3 dels <strong><a href=\"https:\/\/www.amatimmobiliaris.com\/w\/ca\/2022\/07\/ja-es-poden-tramitar-les-sollicituds-dels-fons-next-generation-per-a-la-rehabilitacio-en-eficiencia-energetica\/\" target=\"_blank\" rel=\"noopener\">Fons Next Generation<\/a> destinats a aquesta transformaci\u00f3 energ\u00e8tica ha estat m\u00ednima, un frac\u00e0s respecte als objectius que es van plantejar inicialment. &#8220;Un frac\u00e0s absolut de pa\u00eds&#8221;.<\/strong> Aix\u00ed ho percep el nostre Director General, que creu que <strong>s&#8217;ha desaprofitat una ocasi\u00f3 excepcional a causa d&#8217;un &#8220;inter\u00e8s molt baix tant del sector com de la societat en general&#8221;.<\/strong><\/p>\n<p>&nbsp;<\/p>\n<p style=\"text-align: justify;\">Aix\u00ed ho explica la not\u00edcia de <a href=\"https:\/\/www.ejeprime.com\/mercado\/guifre-homedes-amat-la-gente-alquila-lo-que-puede-no-lo-que-quiere-ni-necesita\" target=\"_blank\" rel=\"noopener\">EjePrime<\/a>.<\/p>\n<p>&nbsp;<\/p>\n<h5><strong><b><span style=\"color: #9d3540;\">Lloguer de Temporada<\/span><\/b><\/strong><\/h5>\n<p>&nbsp;<\/p>\n<p style=\"text-align: justify;\">Pel que fa al <strong>lloguer de temporada<\/strong>, el 2023 \u00e9s el primer any en qu\u00e8 tenim dades destacables. El primer que destaca Guifr\u00e9 sobre aquesta modalitat de lloguer \u00e9s que <strong>s&#8217;ha estat informant malament<\/strong>. Ja que sempre es parla d&#8217;un m\u00e0xim d&#8217;11 mesos, i aix\u00f2 no \u00e9s aix\u00ed, la llei no ho diu. Un <strong>contracte temporal b\u00e0sicament \u00e9s un contracte on s\u2019ha d\u2019acreditar una temporalitat justificada<\/strong> que et porta a un lloc que, com que \u00e9s temporalment, <strong>no es considera la teva primera resid\u00e8ncia,<\/strong> i especifica que no pot ser menys de 32 dies, per\u00f2 <strong>la temporalitat no t\u00e9 un sostre establert,<\/strong> \u00e9s el projecte que et porta a despla\u00e7ar-te temporalment qui marca el sostre.<\/p>\n<p>&nbsp;<\/p>\n<p style=\"text-align: justify;\">En el nostre cas, la <strong>durada mitjana de l&#8217;estada \u00e9s de 13,5 mesos.<\/strong> El <strong>54% dels llogaters<\/strong> de <a href=\"https:\/\/temporada.amatimmobiliaris.com\/\" target=\"_blank\" rel=\"noopener\">lloguer de temporada<\/a> es traslladen el nostre pa\u00eds per a fins <strong>d&#8217;estudi, principalment a escoles de negocis.<\/strong> Aix\u00ed mateix, el <strong>29% ho fa per motius laborals, i el 17% restant ho fa per q\u00fcestions m\u00e8diques.<\/strong><\/p>\n<p>&nbsp;<\/p>\n<h3><strong>Mercat de venda<\/strong><\/h3>\n<h5><strong><b><span style=\"color: #9d3540;\">Segona m\u00e0<\/span><\/b><\/strong><\/h5>\n<p style=\"text-align: justify;\">Pel que fa a <strong>vendes de segona m\u00e0<\/strong>, el temps mitj\u00e0 per vendre un immoble ha sigut de\u00a0quatre\u00a0mesos, una mica pers sobre que la de 2022. El que si \u00e9s destacable \u00e9s que ens hem situat molt a prop dels <strong>600.000\u202f\u20ac de mitja<\/strong>, un augment en comparaci\u00f3 l&#8217;any passat. El <strong>perfil d&#8217;inversi\u00f3 que havia desaparegut ha tornat, per\u00f2 nom\u00e9s a Barcelona<\/strong>, aix\u00f2 \u00e9s perqu\u00e8 encara no hi ha confian\u00e7a. A Barcelona, les <strong>operacions finan\u00e7ades han estat un 35%, una baixa considerable respecta el 62% del 2022.<\/strong><\/p>\n<p>&nbsp;<\/p>\n<p style=\"text-align: justify;\">Un 75% dels habitatges que hem venut s\u00f3n de menys de <strong>120 m\u00b2 i un 59% tenen entre 2 i 3 habitacions<\/strong>, l&#8217;edat mitjana del comprador es mant\u00e9 per sobre dels\u00a0<span class=\"hiddenGreenError\">40<\/span>\u00a0anys. Per\u00f2, l&#8217;activitat va anar millorant clarament amb el pas dels mesos i tots els projectes s&#8217;han consolidat definitivament. La <strong>majoria dels projectes s&#8217;han situat en 1-2 vendes al mes,<\/strong> semblant al que passava a finals de 2022.
