Els mitjans en parlen dia s\u00ed, dia tamb\u00e9. \u00c9s veritat que hi ha una forta demanda i els preus pugen. Escoltem i llegim que es parla de pujades del 20 al 30%.<\/p>\n<p style=\"text-align: justify;\">Com que sempre es generalitza molt\u00edssim, volem donar les <span style=\"color: #ff0000;\"><a style=\"color: #ff0000;\" href=\"https:\/\/issuu.com\/amatimmobiliaris\/docs\/informe_amat_mercat_immobiliari_mr-\">nostres dades<\/a><\/span> de promocions que ja fa m\u00e9s d\u2019un any que tenim en comercialitzaci\u00f3.<\/p>\n<ul style=\"text-align: justify;\">\n<li><strong><em>A Badalona el preu ha pujat un 13%<\/em><\/strong><\/li>\n<li><strong><em>A Sant Just un 15%<\/em><\/strong><\/li>\n<li><strong><em>A Sant Cugat un 20%<\/em><\/strong><\/li>\n<li><strong><em>A Barcelona Eixample un 10%<\/em><\/strong><\/li>\n<\/ul>\n<p style=\"text-align: justify;\">\u00a0La ra\u00f3 que Sant Cugat hagi pujat m\u00e9s \u00e9s degut a que \u00e9s dels llocs on m\u00e9s va baixar durant la crisi. Si alg\u00fa t\u00e9 paci\u00e8ncia per mirar les <span style=\"color: #ff0000;\"><a style=\"color: #ff0000;\" href=\"https:\/\/issuu.com\/amatimmobiliaris\/docs\/informe_del_mercat_immobiliari_amat\">dades que don\u00e0vem al 2012-13<\/a><\/span>, veuran que est\u00e0vem en una baixada del 70%. Ja aleshores d\u00e8iem que el preu no es corresponia amb els serveis ni la configuraci\u00f3 de la ciutat. El que ha passat ara \u00e9s que ha recuperat la posici\u00f3 i el preu que li corresponia.<\/p>\n<p style=\"text-align: justify;\">I, si parlem de lloguer, la nostra mitjana se situa, en un any, en una pujada del 8%.<\/p>\n<p style=\"text-align: justify;\">Cal tenir en compte, que en el tema del lloguer ven\u00edem d\u2019una congelaci\u00f3 de preus de 5 anys i, el que ha passat en general, \u00e9s que estem recuperant els anteriors preus.<\/p>\n<blockquote>\n<h4 style=\"text-align: justify;\"><strong><em>Qu\u00e8 ens preocupa del mercat immobiliari?<\/em><\/strong><\/h4>\n<h4 style=\"text-align: justify;\"><strong><em>La sobrevaloraci\u00f3 dels pisos de segona m\u00e0 per tal d\u2019aconseguir la comercialitzaci\u00f3.<\/em><\/strong><\/h4>\n<\/blockquote>\n<p style=\"text-align: justify;\">Ens preocupa perqu\u00e8, fins a finals de l\u2019any passat, la demanda d\u2019obra nova estava composta, per un costat, per compradors que havien estalviat i podien comprar el pis i, per l\u2019altra, per inversors, normalment fam\u00edlies, que compraven pel futur dels fills.<\/p>\n<p style=\"text-align: justify;\">Aquest any <strong><u>s\u2019ha incorporat a la demanda el pis de millora<\/u><\/strong> i, es clar, en aquest cas la valoraci\u00f3 del pis que cal vendre per comprar \u00e9s b\u00e0sica per definir fins on es pot arribar i, el que estem veient ara, \u00e9s que ja <u>s\u2019estan sobrevalorant<\/u>. Aix\u00f2, comporta un risc de futur que, en anteriors \u00e8poques d\u2019euf\u00f2ria, es va mitigar perqu\u00e8 els bancs van donar hipoteques sense massa estudiar-ho i, perqu\u00e8 els sous pujaven. A m\u00e9s, hi havia inflaci\u00f3. Passar\u00e0 ara el mateix? Ho dubto!<\/p>\n<p style=\"text-align: justify;\"><strong><u>Ens continua preocupant molt\u00edssim el tema del lloguer<\/u><\/strong>. Les incongru\u00e8ncies entre la direcci\u00f3 cap on es mou la societat i el no tenir respostes &#8211; ni s\u2019esperen a curt termini- provoca la frustraci\u00f3 d\u2019una part de la poblaci\u00f3, en especial, dels joves. El tema \u00e9s important i no es pot resoldre d\u2019avui per dem\u00e0. Quina falta de visi\u00f3 i previsi\u00f3 que tenen les administracions del nostre pa\u00eds! Els hi va passar pel davant la possibilitat de fer lloguer i no la van saber aprofitar. Repetim i repetim, a qui ens vulgui escoltar, que ja no \u00e9s un problema de la ciutat de Barcelona, sin\u00f3 de l\u2019\u00e0rea metropolitana.<\/p>\n<p style=\"text-align: justify;\">Ens preocupa aquesta sensaci\u00f3 que t\u00e9 la societat, que tenim tots, de <strong><u>poca seguretat jur\u00eddica, de poca protecci\u00f3 als drets inherents a la propietat<\/u><\/strong>. No pot ser que hi continu\u00ef havent una ocupaci\u00f3 darrera una altra, no pot ser el que est\u00e0 passant amb el lloguer tur\u00edstic i els drets dels propietaris.
