Podeu veure les not\u00edcies que <span style=\"color: #0000ff;\"><a style=\"color: #0000ff;\" href=\"https:\/\/www.lavanguardia.com\/encatala\/20230330\/8864034\/lloguer-estrangers-triplica-i-43-dels-pisos-barcelona.html\" target=\"_blank\" rel=\"noopener\">La Vanguardia<\/a><\/span> i el <a href=\"https:\/\/www.ara.cat\/economia\/l-oferta-lloguer-punt-critic_1_4663819.html\" target=\"_blank\" rel=\"noopener\">Diari Ara<\/a> han fet sobre el nostre Informe de Mercat.<\/p>\n<h3><strong>Mercat de lloguer<\/strong><\/h3>\n<p style=\"text-align: justify;\">Despr\u00e9s de diversos anys en creixement, el 2022 ha suposat un canvi de tend\u00e8ncia per a nosaltres, on <strong>hem realitzat un 9% menys de nous contractes.<\/strong><\/p>\n<p>&nbsp;<\/p>\n<p style=\"text-align: justify;\">Comencem el 2022 a un ritme similar al d&#8217;altres anys, segons ha anat avan\u00e7ant l&#8217;any, l&#8217;oferta s&#8217;ha anat disminuint, mentre que la demanda ha estat i continua sent alta i no tenim l&#8217;oferta per satisfer-la. Durant el primer trimestre de l&#8217;any encara est\u00e0vem en un mercat de rendes regulades, per\u00f2 la caiguda de la regulaci\u00f3 va coincidir, d&#8217;una banda, amb <strong>l&#8217;increment<\/strong>, molt significatiu,<strong> del cost dels subministraments i, de l&#8217;altra, amb la limitaci\u00f3 del 2% per l&#8217;actualitzaci\u00f3 de les rendes per IPC als contractes vigents<\/strong>, imposada pel Govern de l&#8217;Estat. Dos fets rellevants al mercat de lloguer.<\/p>\n<p>&nbsp;<\/p>\n<p style=\"text-align: justify;\">El perfil de l&#8217;inquil\u00ed \u00e9s d&#8217;entre 30 i 50 anys que pagaran cada mes entre 1.001-1.500 \u20ac. Un 36% busca habitatges amb <strong>3 habitacions<\/strong> d&#8217;entre <strong>65 i 95 m\u00b2<\/strong> i que la gran majoria d&#8217;aquests immobles que lloguem tenen una <strong>qualificaci\u00f3 energ\u00e8tica baixa d&#8217;una E<\/strong>. Despr\u00e9s d&#8217;un any de vig\u00e8ncia dels <a href=\"https:\/\/www.amatimmobiliaris.com\/w\/ca\/2022\/07\/ja-es-poden-tramitar-les-sollicituds-dels-fons-next-generation-per-a-la-rehabilitacio-en-eficiencia-energetica\/\" target=\"_blank\" rel=\"noopener\">Fons Next Generation<\/a> enfocats a la rehabilitaci\u00f3 de car\u00e0cter energ\u00e8tic dels edificis, podem dir que de moment com a sector i societat estem fracassant. El nivell d&#8217;aplicaci\u00f3 ha estat m\u00ednim.<\/p>\n<p>&nbsp;<\/p>\n<p style=\"text-align: justify;\">Homedes destaca &#8220;amb parc de lloguer pobre energ\u00e8ticament que tenim junt amb el marc d&#8217;inestabilitat jur\u00eddica a l&#8217;entorn del lloguer, des incentiva que els propietaris inverteixin en rehabilitar els habitatges amb pitjor qualificaci\u00f3 energ\u00e8tica&#8221; i assegura que &#8220;sense inversi\u00f3 en el parc de lloguer, les fam\u00edlies llogateres tindran costos de subministraments majors i pitjor confort que aquelles fam\u00edlies que visquin en propietat&#8221;.<\/p>\n<p>&nbsp;<\/p>\n<p style=\"text-align: justify;\">Cal destacar <strong>l&#8217;augment en el percentatge d&#8217;inquil\u00ed estrangers de llarga durada<\/strong>, especialment a la ciutat de <strong>Barcelona<\/strong>, \u200b\u200bon abans de la COVID representaven un 15% i <strong>ara entre un 40-45%.<\/strong><\/p>\n<p>&nbsp;<\/p>\n<p style=\"text-align: justify;\">El <strong>gran problema al m\u00f3n del lloguer \u00e9s que l&#8217;oferta segueix a la baixa des de fa molts mesos<\/strong>. Si hagu\u00e9ssim de resumir molt r\u00e0pidament perqu\u00e8 estem en aquesta situaci\u00f3, la conclusi\u00f3 seria que la <strong>maquin\u00e0ria medi\u00e0tica, pol\u00edtica i els constants canvis de marc legal,<\/strong> dotze canvis en quatre anys, <strong>assenyalen com a especulars els propietaris-arrendadors<\/strong>, majorit\u00e0riament petits, i els traspassa responsabilitats socials pr\u00f2pies de l&#8217;Administraci\u00f3. Aquesta situaci\u00f3 est\u00e0 empenyent aquests propietaris-arrendadors a:<\/p>\n<p>&nbsp;<\/p>\n<ul>\n<li><strong>Deixar d&#8217;invertir<\/strong> i, per tant, deixar de generar nova oferta.<\/li>\n<li><strong>Vendre&#8217;s els immobles<\/strong> que tenen de lloguer, que evidentment no compra un altre inversor, sin\u00f3 alg\u00fa per viure i com a resultat restem oferta.<\/li>\n<li><strong>Destinar els immobles a altres modalitats<\/strong> de lloguer, com el lloguer de llarga durada, per la qual cosa continuem restant oferta.<\/li>\n<\/ul>\n<p style=\"text-align: justify;\">Aix\u00ed ho explicaven a les not\u00edcies que van fer el\u00a0<span style=\"color: #0000ff;\"><a style=\"color: #0000ff;\" href=\"https:\/\/www.viaempresa.cat\/economia\/amat-immobiliaris-disponibilitat-pisos-lloguer_2180807_102.html\" target=\"_blank\" rel=\"noopener\">ViaEmpresa<\/a><\/span> i <a href=\"https:\/\/www.elperiodico.com\/es\/economia\/20230329\/informe-amat-falta-oferta-bloquea-mercado-inmobiliario-vivienda-venta-de-pisos-85344891\" target=\"_blank\" rel=\"noopener\">El Periodico<\/a>.<\/p>\n<p>&nbsp;<\/p>\n<h3><strong>Mercat de venda<\/strong><\/h3>\n<p style=\"text-align: justify;\">Pel que fa a <strong>vendes de segona m\u00e0<\/strong>, ha estat un bon any en qu\u00e8 <strong>l&#8217;activitat ha crescut un 21% respecte al 2021<\/strong> i on ha estat repartida entre totes les franges de preus, el preu mitj\u00e0 se situa, igual que va passar el 2021, al voltant de 500.000 \u20ac. El temps de venda mitjana ha estat de 3 mesos i mig.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\" wp-image-18091 alignleft\" src=\"https:\/\/www.amatimmobiliaris.com\/w\/wp-content\/uploads\/2022\/04\/photo-by-maria-ziegler-300x225-1.jpg\" alt=\"\" width=\"267\" height=\"200\" \/><\/p>\n<p style=\"text-align: justify;\">Un 71% dels habitatges que hem venut s\u00f3n de menys de <strong>120 m\u00b2<\/strong>\u00a0i un 63% tenen entre <strong>2 i 3 habitacions<\/strong>, l&#8217;edat mitjana del comprador es mant\u00e9 per sobre dels 40 anys. La majoria d&#8217;immobles de segona m\u00e0 tamb\u00e9 tenen el repte de <strong>millorar des del punt de vista energ\u00e8tica, <\/strong>ja que m\u00e9s del 73% de les propietats venudes tenen una <strong>qualificaci\u00f3 E o pitjor<\/strong>.<\/p>\n<p>&nbsp;<\/p>\n<p style=\"text-align: justify;\">Pel que fa a l&#8217;obra nova, va ser un inici d&#8217;any molt bo, per\u00f2 l<strong>&#8216;increment en costos de construcci\u00f3 i l&#8217;escalat de la guerra va fer que molts promotors aturessin o congelessin les vendes<\/strong> que no s&#8217;han reiniciat fins ben entrat la tardor. Aquests dos factors tamb\u00e9 han afectat el percentatge d&#8217;inversors tant en venda d&#8217;obra nova com de segona m\u00e0. A finals del 2022, la percepci\u00f3 del comprador potencial \u00e9s diferent de la de principis d&#8217;any i els ritmes de vendes han quedat a un nivell molt m\u00e9s baix, entre 1-2 immobles venuts al mes.<\/p>\n<p>&nbsp;<\/p>\n<p style=\"text-align: justify;\">El<strong> comprador de menys de 40 anys<\/strong> continua tenint un pes important, on en molts casos l&#8217;obra nova \u00e9s clarament el primer acc\u00e9s a un habitatge de propietat. L&#8217;habitatge m\u00e9s venut \u00e9s de <strong>90-120 m\u00b2<\/strong>\u00a0i de <strong>3 habitacions amb nivells energ\u00e8tics entre una A i una B.<\/strong><\/p>\n<p>&nbsp;<\/p>\n<h3><strong>Mercat Luxury<\/strong><\/h3>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignright wp-image-22556 size-medium\" src=\"https:\/\/www.amatimmobiliaris.com\/w\/wp-content\/uploads\/2023\/03\/22891-300x199.jpg\" alt=\"\" width=\"300\" height=\"199\" srcset=\"https:\/\/www.amatimmobiliaris.com\/w\/wp-content\/uploads\/2023\/03\/22891-300x199.jpg 300w, https:\/\/www.amatimmobiliaris.com\/w\/wp-content\/uploads\/2023\/03\/22891-1024x680.jpg 1024w, https:\/\/www.amatimmobiliaris.com\/w\/wp-content\/uploads\/2023\/03\/22891-768x510.jpg 768w, https:\/\/www.amatimmobiliaris.com\/w\/wp-content\/uploads\/2023\/03\/22891-1536x1020.jpg 1536w, https:\/\/www.amatimmobiliaris.com\/w\/wp-content\/uploads\/2023\/03\/22891-2048x1360.jpg 2048w\" sizes=\"(max-width: 300px) 100vw, 300px\" \/><\/p>\n<p style=\"text-align: justify;\">El <strong>mercat d&#8217;alt <em>standing<\/em><\/strong>, com el mercat de venda est\u00e0ndard de segona m\u00e0, <strong>ha tingut una activitat destacable el 2022<\/strong>, on les cases acabades i els solars per construir cases unifamiliars han estat les operacions que m\u00e9s hem fet el darrer any.<\/p>\n<p>&nbsp;<\/p>\n<p style=\"text-align: justify;\">Les zones de Sant Just Desvern, Ciutat Diagonal a Esplugues de Llobregat i Sant Cugat del Vall\u00e8s han mantingut l&#8217;inter\u00e8s del comprador local d&#8217;alt nivell que vol millorar el seu entorn o sortir de la ciutat de Barcelona.
