Podeu veure una de les noticies que es van fer al <a href=\"https:\/\/www.vilaweb.cat\/noticies\/habitatges-lloguer-pindola-jordi-goula\/\" target=\"_blank\" rel=\"noopener\"><span style=\"color: #0000ff;\">VilaWeb<\/span> <\/a>sobre el nostre Informe de Mercat.<\/p>\n<h4><strong>Mercat de lloguer<\/strong><\/h4>\n<p>Al 2021 ens vam trobar amb 2 fets que van marcat el mercat de lloguer; <strong>la pand\u00e8mia i la regulaci\u00f3 del mercat de lloguer<\/strong>.<\/p>\n<p>En trets generals vam tenir un <strong>manteniment del mercat contractual<\/strong> per\u00f2 en canvi la oferta va disminuir. Diem un manteniment perqu\u00e8 a les nostres 3 oficines ens hem trobat amb moviments diferents a Barcelona ha crescut el lloguer, a Sant Just s\u2019ha mantingut i a Sant Cugat a baixat, per\u00f2 en trets generals \u00e9s cert que vam fer un 9% m\u00e9s de nous contractes respecte al 2020, per la disponibilitat d\u2019oferta durant aquests anys.<\/p>\n<p>Les nostres dades marquen que la majoria de gent, un 48%, busca habitatges <strong>amb 3\u00a0 habitacions<\/strong> d\u2019entre <strong>65 i 95 m<sup>2<\/sup><\/strong> i que la gran majoria d\u2019aquests immobles que lloguem tenen una qualificaci\u00f3 energ\u00e8tica baixa d\u2019una E, \u00e9s a dir que tenen molt on poder millorar gracies a les ajudes dels <span style=\"color: #0000ff;\"><a style=\"color: #0000ff;\" href=\"https:\/\/www.amatimmobiliaris.com\/w\/ca\/2022\/03\/com-aprofitar-els-fons-next-generation-per-millorar-leficiencia-del-meu-edifici\/\" target=\"_blank\" rel=\"noopener\">Fons Next Generation<\/a><\/span>.\u00a0El perfil del llogater \u00e9s d\u2019entre <strong>30 i 50 anys<\/strong> que pagaran cada mes entre 801-1.500 \u20ac.<\/p>\n<p>Per\u00f2 com d\u00e8iem, al 2021 l\u2019oferta d\u2019immobles de lloguer va disminuir i aix\u00f2 en gran part \u00e9s per la <strong>nova regulaci\u00f3<\/strong> que ha suposat dues coses, primerament un fre a la baixada de rendes, ja que els preus del mercat estaven per sota del m\u00e0xim perm\u00e8s per la regulaci\u00f3 i aix\u00f2 ha fet que els propietats mantinguessin el seu preu fins a trobar un llogater que ho pagu\u00e9s. I la regulaci\u00f3 tamb\u00e9 ha suposat un <strong>degoteig constant de vendes<\/strong> de pisos dels nostres propietaris de lloguer per l\u2019estigmatitzaci\u00f3 dels propietaris que ara s\u00f3n considerats grans tenidors. Aix\u00ed ho explicaven en la noticia que van fer al <span style=\"color: #0000ff;\"><a style=\"color: #0000ff;\" href=\"https:\/\/www.ara.cat\/economia\/amat-avisa-nombre-pisos-disponibles-llogar-caient-picat_1_4318663.html\" target=\"_blank\" rel=\"noopener\">Diari Ara<\/a><span style=\"color: #000000;\">\u00a0i a<\/span> <a style=\"color: #0000ff;\" href=\"https:\/\/www.lavanguardia.com\/encatala\/20220329\/8159497\/els-propietaris-veuen-altre-cop-sector-limit-2-lloguer.html\" target=\"_blank\" rel=\"noopener\">La Vanguardia<\/a><span style=\"color: #000000;\">.<\/span><\/span><\/p>\n<h4><strong>Mercat venda<\/strong><\/h4>\n<p>En general al 2021 la nostra activitat ha sigut menor que en anys anteriors, per\u00f2 en el cas del mercat de <strong>segona m\u00e0<\/strong> hem tingut un <strong>increment del 34%<\/strong> en n\u00famero d\u2019operacions respecte al 2020 al que hem de restar el mercat d\u2019obra nova on les vendes ens han disminu\u00eft per la poca oferta que hem tingut per\u00a0 comercialitzar.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"wp-image-18089 size-full alignleft\" src=\"https:\/\/www.amatimmobiliaris.com\/w\/wp-content\/uploads\/2022\/04\/photo-by-maria-ziegler-300x225-1.jpg\" alt=\"\" width=\"300\" height=\"225\" \/>En el cas del mercat de segona m\u00e0 el preu mig de totes les vendes del 2021 \u00e9s de <strong>500.000\u20ac<\/strong> aproximadament, un preu m\u00e9s elevat respecte fa 3 anys que estava a 400.000\u20ac. Pot semblar que el preu ha pujat per\u00f2 no \u00e9s aix\u00ed, sin\u00f3 que la majoria dels immobles venuts estan en una franja de preu m\u00e9s elevada que anys anterior no es venien tant. \u00c9s a dir, la franja de preu m\u00e9s activa va ser una altra, ja que els immobles han mantingut el seu preu. El <span style=\"color: #0000ff;\"><a style=\"color: #0000ff;\" href=\"https:\/\/www.totsantcugat.cat\/actualitat\/economia\/500000-euros-preu-mig-habitatges-venuts-sant-cugat_2165457102.html?utm_medium=Social&amp;utm_source=Twitter#Echobox=1648479045\" target=\"_blank\" rel=\"noopener\">TOT Sant Cugat<\/a><\/span>\u00a0destacava\u00a0aix\u00f2 en un article que va publicar amb les nostres dades.<\/p>\n<p>Un 33% dels habitatges que hem venut s\u00f3n de m\u00e9s de <strong>180 m<sup>2<\/sup> <\/strong>i un 40% tenen m\u00e9s de <strong>3 i 4 habitacions<\/strong>, l\u2019edat mitjana del comprador ha disminu\u00eft, per\u00f2 es situa per sobre del 40 anys i hem de destacar que els immobles amb <strong>terrassa<\/strong> tenen una forta demana. La majoria de immobles de segona m\u00e0 tamb\u00e9 tenen el repte de <strong>millorar des del punt de vista energ\u00e8tic<\/strong> ja que m\u00e9s del 60% de les propietats venudes tenen una <strong>qualificaci\u00f3 E o pitjor<\/strong> i per aix\u00f2 insistim en l\u2019oportunitat del Fons Next Generation.<\/p>\n<p>Si ens centrem en <strong>l\u2019obra nova<\/strong>, al 2021 <strong>han disminu\u00eft les vendes<\/strong> i \u00e9s degut a la oferta inferior que tenim nosaltres respecte altres anys per la falta de s\u00f2l disponible que any rere any va empitjorant i per no haver sigut capa\u00e7os d\u2019aconseguir m\u00e9s projectes. Aix\u00f2 s\u00ed, la demanda d\u2019obra nova s\u2019ha mantingut estable aquest 2021 i en els projectes que tenim hem tingut unes <strong>vendes de 3-4 immobles al mes<\/strong>. L\u2019habitatge m\u00e9s venut \u00e9s de <strong>95-100 m<sup>2<\/sup><\/strong> i de <strong>3 habitacions<\/strong> amb nivells energ\u00e8tics entre una A i una B, i els compradors que hem tingut s\u00f3n tant de primera compra com de segona. En els casos de les obres noves era recurrent que <strong>petits inversors<\/strong> compressin algun immoble per despr\u00e9s llogar, per\u00f2 ara aquesta mena de vendes ha desaparegut per la regulaci\u00f3 del mercat de lloguer que coment\u00e0vem abans. Al <span style=\"color: #0000ff;\"><a style=\"color: #0000ff;\" href=\"https:\/\/www.viaempresa.cat\/economia\/desaparicio-petit-inversor-lestigmatitzacio-propietari-marquen-mercat-immobiliari_2165449_102.html?utm_source=Twitter\" target=\"_blank\" rel=\"noopener\">Via Empresa<\/a><\/span> van fer una noticia amb les nostres dades on explicaven aix\u00f2.<\/p>\n<p>S\u00ed que volem aclarir que les dades del mercat d\u2019obra nova s\u2019han d\u2019analitzar b\u00e9, ja que en molts casos s\u00f3n decisions de compra fetes els darrers dos anys, no estrictament al 2021. Es a dir, les xifres del 2021 recullen vendes de projectes comercialitzats i entregats aquest 2021, per\u00f2 m\u00e9s del 60% ja estava venut al 2019-2020, abans de la pand\u00e8mia.<\/p>\n<h4><strong><img loading=\"lazy\" decoding=\"async\" class=\"size-full wp-image-18086 alignright\" src=\"https:\/\/www.amatimmobiliaris.com\/w\/wp-content\/uploads\/2022\/04\/photo-by-ronnie-george-300x200-1.jpg\" alt=\"\" width=\"300\" height=\"200\" \/>Mercat Luxury<\/strong><\/h4>\n<p>Igual que al mercat de segona m\u00e0 i seguint la l\u00ednia del 2020, el mercat s\u2019ha centrat en la venda de <strong>cases amb jard\u00ed a l\u2019entorn de Barcelona<\/strong>, com Sant Just Desvern, Sant Cugat del Vall\u00e8s i Esplugues, i aix\u00f2 passa perqu\u00e8 a la ciutat de Barcelona aquest tipus d\u2019immobles s\u00f3n escassos. Hem de destacar que al 2021 la <strong>venda de solars<\/strong> unifamiliars per construir ha tornar a pujar a un nivell, incl\u00fas, superior al del 2019.
