I, com a conseq\u00fc\u00e8ncia, perqu\u00e8 existeixi el solar com a tal, ha estat necessari fer unes <strong>obres d&#8217;urbanitzaci\u00f3<\/strong> i uns equipaments, que han estat abonats pel conjunt de propietaris del Pla.<\/p>\n<p>Aquest tipus d&#8217;inscripcions es fan precisament per garantir que seran atesos aquests pagaments. El <strong>solar<\/strong> respon en cas de que el <strong>propietari<\/strong> no pagui les quotes corresponents de la junta de compensaci\u00f3 i podria, arribat el cas, ser subhastat a fi d&#8217;atendre els pagaments.<\/p>\n<p>Cal tenir tamb\u00e9 present que aquest deure \u00e9s preferent a altres deutes que es facin constar sobre el solar en el R<strong>egistre de Propietat<\/strong>.<\/p>\n<p>Com a <strong>comprador del solar<\/strong> li recomano tres comprovacions:<\/p>\n<ol>\n<li>Que les obres d&#8217;urbanitzaci\u00f3 han finalitzat completament.<\/li>\n<li>Que l&#8217;Ajuntament estigui d&#8217;acord a com s&#8217;han dut a terme.<\/li>\n<li>Que el venedor les hagi pagat \u00edntegrament.<\/li>\n<\/ol>\n<p>Fetes aquestes comprovacions, per aconseguir la <strong>cancel\u00b7laci\u00f3 de l&#8217;anotaci\u00f3 registral<\/strong>, cal per un costat que <strong>l&#8217;Ajuntament<\/strong> acrediti que les obres d&#8217;urbanitzaci\u00f3 han estat aprovades i acceptades i per un altre que la <strong>Junta de Compensaci\u00f3<\/strong> acrediti que s&#8217;han satisfet totes les quotes d&#8217;urbanitzaci\u00f3.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Suposem que et trobes en negociacions per comprar un solar i en comprovar al Registre si existia alguna c\u00e0rrega t&#8217;assabentes de l&#8217;exist\u00e8ncia d&#8217;una nota en qu\u00e8 es fa constar que el solar est\u00e0 afectat pel pagament de la liquidaci\u00f3 definitiva del compte de la reparcel\u00b7laci\u00f3.
