{"id":12160,"date":"2012-05-09T08:17:31","date_gmt":"2012-05-09T08:17:31","guid":{"rendered":"http:\/\/amat-inmo-wp.localhost\/2012\/05\/09\/sector-residencial\/"},"modified":"2023-04-27T14:56:57","modified_gmt":"2023-04-27T14:56:57","slug":"sector-residencial","status":"publish","type":"post","link":"https:\/\/www.amatimmobiliaris.com\/w\/ca\/2012\/05\/sector-residencial\/","title":{"rendered":"I qu\u00e8 passa amb el sector residencial?"},"content":{"rendered":"<p>Fa unes setmanes vam assistir a la <a title=\"Jornada Habitatge i Futur\" href=\"https:\/\/apcebcn.cat\/\" target=\"_blank\" rel=\"noopener\">Jornada d&#8217;Habitatge i Futur<\/a> que organitza l&#8217;APCE i on el Guillem L\u00f3pez Casanovas va fer una confer\u00e8ncia molt interessant sobre la situaci\u00f3 actual en l&#8217;\u00e0mbit de l&#8217;habitatge i les tend\u00e8ncies de futur vers la crisi que afrontem.<\/p>\n<p>La seva reflexi\u00f3 afirma que d\u2019aquesta crisi no en sortirem sols, l\u2019economia ha de fer una consolidaci\u00f3 fiscal i l\u2019economia es reactivar\u00e0 pel <strong>consum exterior<\/strong>. Per aquesta ra\u00f3 ens conv\u00e9 que als pa\u00efsos n\u00f2rdics els hi pugin el sou i ens vinguin a comprar aix\u00ed com aprofitar les possibilitats d\u2019exportaci\u00f3 que aix\u00f2 permet.<\/p>\n<p><!--more-->Cal fer la consolidaci\u00f3 fiscal perqu\u00e8 Europa adquireixi <strong>credibilitat<\/strong>, ja que els perif\u00e8rics amb el nostre funcionament hem llastrat l\u2019economia europea. Els pa\u00efsos europeus ens haur\u00eden d&#8217; ajudar perqu\u00e8 l\u2019austeritat no signifiqui posar-nos la corda al coll i ens acabi d\u2019ofegar. La Uni\u00f3 Europea ha perdut pes pol\u00edtic, no s\u2019arriba a cap acord en res i ha estat substitu\u00eft pel Directori Europeu, que es reuneix el cap de setmana i decideix al marge de la resta d\u2019institucions europees.<\/p>\n<p>Cal guanyar competitivitat i aix\u00f2 s\u2019aconsegueix <strong>reduint els salaris,<\/strong> el rescat real pot venir quan l\u2019estat no pugui pagar els salaris. Sense creixement tot s\u2019acabar\u00e0 podrint.<\/p>\n<p>Tot i que \u00e9s veritat que al 2007 ten\u00edem super\u00e0vit, en dos dies tot va desapar\u00e8ixer. La decisi\u00f3 del 2009 de renegociar cr\u00e8dits amb els promotors ha estat <strong>err\u00f2nia<\/strong>, doncs es va fer cr\u00e9ixer encara m\u00e9s el cr\u00e8dit. Avui la mora hipotecaria est\u00e0 disparada. No poden pagar els promotors i no poden pagar els particulars. No hi ha cr\u00e8dit, per\u00f2 el <a title=\"BCE\" href=\"https:\/\/www.ecb.europa.eu\/home\/html\/index.en.html\" target=\"_blank\" rel=\"noopener\"><strong>Banc Central Europeu<\/strong><\/a> inunda de liquiditat als bancs ja que no poden ajudar als estats directament i els diners arriben als estats a trav\u00e9s de la banca. Dels diners que dona el BCE, el 40% se\u2019l queda el mateix Banc Central per atendre els venciments, la resta va a l\u2019economia.<\/p>\n<p>La recuperaci\u00f3 vindr\u00e0 via creixement de la <strong>demanda interna<\/strong> i Catalunya amb aquest tema esta m\u00e9s ben posicionada.<br \/>\nUn tema clau es alleugerir llast de l\u2019endeutament de les comunitats aut\u00f2nomes a trav\u00e9s dels <strong>hispabons<\/strong>. Un problema greu \u00e9s que l\u2019estat s\u2019ha equivocat en la previsi\u00f3 d\u2019ingressos i ho centrifuga a les comunitats aut\u00f2nomes.<br \/>\n\u00bfCom capitalitzar l\u2019economia? Primer cal capitalitzar a la banca.<br \/>\nHaver fet un banc dolent hagu\u00e9s resolt els problemes de les entitats banc\u00e0ries per\u00f2 hagu\u00e9s portat el deute al consumidor final. Tal com s\u2019ha fet, les p\u00e8rdues del banc dolent es distribuiran entre tota Europa.<\/p>\n<p>En Lopez Casasnovas creu que l\u2019ICO hauria de actuar com a banc davant del Banc Central Europeu. La pol\u00edtica de recuperaci\u00f3 o v\u00e9 de Catalunya o no n\u2019hi haur\u00e0. Catalunya, si vol, pot funcionar com a cl\u00faster, pot haver-hi un pacte nacional. Cosa molt m\u00e9s dif\u00edcil d\u2019aconseguir a nivell d\u2019Espanya.<br \/>\nA nivell global cal augmentar la credibilitat de les institucions europees. Quan s\u2019allunyin els dubtes sobre el deute sobir\u00e0 i sobre el futur de l\u2019euro, el cr\u00e8dit emergir\u00e0 perqu\u00e8 en el sistema hi ha molta liquiditat.<br \/>\nD&#8217;altra banda, la demografia no ajudar\u00e0 al tema de l\u2019habitatge.
