Pot afectar al comprador des d&#8217;un punt de vista fiscal?<\/strong><\/p>\n<p>Es d\u00f3na sovint, en el mercat immobiliari de segona m\u00e0, que el venedor vol vendre el pis o casa on viu, amb tots els mobles i electrodom\u00e8stics, ja que no pot utilitzarlos en el seu nou domicili. Evidentment aquest fet representa un <strong>augment<\/strong> en el preu a l&#8217;hora de la venda.<\/p>\n<p><!--more-->En una gran majoria de casos aquests temes no es consulten i passen absolutament desapercebuts, per\u00f2 si ens entretenim a estudiar-ho a fons de ben segur que ens podrem <strong>estalviar<\/strong> una quantitat de diners, que si b\u00e9 no ser\u00e0 molt important, ser\u00e0 un estalvi que sempre ens ajudar\u00e0 a rebaixar l&#8217;import del valor dels molts i elevats impostos, que graven sobre la compravenda d&#8217;un immoble.<\/p>\n<p><strong>Com fer-ho?<\/strong><br \/>\nEn primer lloc cal fer constar a l&#8217;escriptura de compravenda el <strong>valor<\/strong> de l&#8217;habitatge i el dels mobles de forma diferenciada, adjuntant-ne un inventari valorat.<\/p>\n<p><strong>Quin ser\u00e0 aquest estalvi?<\/strong><br \/>\nPel valor de l&#8217;habitatge liquidarem al tipus del 7% mentre que pel valor assignat als mobles es <strong>liquidar\u00e0<\/strong> al tipus del 4%.<\/p>\n<p><strong>Pot ocasionar-nos algun problema el fet de fer la doble liquidaci\u00f3?<\/strong><br \/>\nCap ni un, sempre que el valor assignat a l&#8217;habitatge sigui superior al valor cadastral multiplicat pel coeficient corrector de la poblaci\u00f3 corresponent.
