{"id":12135,"date":"2012-01-17T11:28:05","date_gmt":"2012-01-17T11:28:05","guid":{"rendered":"http:\/\/amat-inmo-wp.localhost\/2012\/01\/17\/preus-lloguer-conclusions-positives\/"},"modified":"2026-05-08T10:22:49","modified_gmt":"2026-05-08T10:22:49","slug":"preus-lloguer-conclusions-positives","status":"publish","type":"post","link":"https:\/\/www.amatimmobiliaris.com\/w\/ca\/2012\/01\/preus-lloguer-conclusions-positives\/","title":{"rendered":"Analitzem els preus de lloguer i en traiem conclusions positives"},"content":{"rendered":"<p>Acabat el 2011, com cada any, hem fet l&#8217;an\u00e0lisi dels preus mitjos de lloguer que s&#8217;han contractat al llarg de l&#8217;any i per quart any consecutiu, els preus de lloguer <strong>han baixat<\/strong>, poc, per\u00f2 han baixat.<br \/>\nLa baixada total no ha estat superior a un <span id=\"spellCheckers0_0_10%\" class=\"highlight\">10%<\/span> si prenem com a refer\u00e8ncia el punt m\u00e0xim, i sempre parlant \u00fanicament d&#8217;habitatge, perqu\u00e8 el m\u00f3n industrial ha estat un m\u00f3n a part.<\/p>\n<p>Cal tenir en compte que la nostra cartera de lloguers \u00e9s molt variada, va des de lloguers de <span id=\"spellCheckers0_1_500\u20ac\" class=\"highlight\">500\u20ac<\/span> fins a lloguers de <span id=\"spellCheckers0_2_6000\u20ac\" class=\"highlight\">6.000\u20ac<\/span>. Cartera que podr\u00edem segmentar en tres grans <span id=\"spellCheckers0_3_l\u00ednees\" class=\"corrected_word\">l\u00ednies<\/span>: de 500 a <span id=\"spellCheckers0_4_900\u20ac\" class=\"highlight\">900\u20ac<\/span>, de 900 a 1.500\u20ac i per sobre de 1.500\u20ac, que ja en dir\u00edem <strong><em><span id=\"spellCheckers0_5_luxury\" class=\"highlight\">luxury<\/span><\/em><\/strong>. \u00c9s evident que de les tres <span id=\"spellCheckers0_6_l\u00ednees\" class=\"corrected_word\">l\u00ednies<\/span>, la que ha tingut una baixada m\u00e9s gran ha estat la de <em><span id=\"spellCheckers0_7_luxury\" class=\"highlight\">luxury<\/span><\/em>, doncs \u00e9s en la qual la demanda s&#8217;ha contret una mica m\u00e9s, per raons obvies.<\/p>\n<p><!--more-->Cal remarcar tamb\u00e9 que hem observat una estabilitzaci\u00f3 en els preus a partir del segon semestre de l&#8217;any passat.<br \/>\nEl que no hem pogut constatar \u00e9s el que es diu als mitjans d&#8217;informaci\u00f3 sovint, que puja la demanda de lloguer a causa de la menor capacitat d&#8217;accedir al mercat de la compra. Els nostres indicadors ens diuen que la demanda est\u00e0 tamb\u00e9 molt <strong>estabilitzada<\/strong>.<strong><\/strong><\/p>\n<p><strong>Persones i empreses que avancen<\/strong><\/p>\n<p>I parlant de bones not\u00edcies, aquest \u00e9s el t\u00edtol d&#8217;una confer\u00e8ncia del nostre admirat <a title=\"Oriol Amat\" href=\"http:\/\/www.oriolamat.cat\/\"><strong>Oriol Amat<\/strong><\/a>, Catedr\u00e0tic <span id=\"spellCheckers0_8_d'\" class=\"highlight\">d&#8217;<\/span> Economia i membre del <span id=\"spellCheckers0_9_CAREC\" class=\"highlight\">CAREC<\/span>.<br \/>\nEntre les empreses que ell posa com exemple d&#8217;empreses que avancen, malgrat les dificultats econ\u00f2miques actuals, hi ha <a title=\"Bon Preu -  Esclat\" href=\"https:\/\/www.bonpreuesclat.cat\/\"><strong>Bon Preu-Esclat<\/strong><\/a>, una empresa catalana, nascuda a Osona per <span id=\"spellCheckers0_10_l'imp\u00fals\" class=\"corrected_word\">l&#8217;impuls<\/span> d&#8217;una fam\u00edlia emprenedora, els germans Font. Doncs fa pocs dies va sortir als mitjans de comunicaci\u00f3 que creixen, que han fet m\u00e9s vendes i els felicitem.
