No obstant, malgrat els greus problemes de finan\u00e7ament, hem pogut seguir venent. I, en alguna <strong>Promoci\u00f3<\/strong> molt concreta, amb m\u00e9s \u00e8xit del que ens pens\u00e0vem.<\/p>\n<p style=\"text-align: center;\"><strong><em>Font de la imatge: Gisela Giardino\u00a0<\/em><a href=\"https:\/\/creativecommons.org\/licenses\/by-sa\/2.0\/deed.es\" rel=\"license cc:license\"><em> Alguns drets reservats<\/em><\/a><\/strong><\/p>\n<p>&nbsp;<\/p>\n<p><span style=\"text-decoration: underline;\"><!--more-->En quant a la contenci\u00f3 de la morositat<\/span>, ens ha calgut fer molts esfor\u00e7os, dedicar recursos i ser imaginatius, a fi d\u2019aconseguir un nivell baix de morositat en un moment en que semblava que es desbocava. \u00c9s clar que aix\u00f2 dona molta m\u00e9s feina, \u00e9s evident! No \u00e9s f\u00e0cil mantenir un nivell de morositat del 6% (per\u00f2 nom\u00e9s arriben a desnonament un 3,85%) quan els problemes econ\u00f2mics s\u00f3n tan greus i a totes les capes socials. Tenim clar que no \u00e9s el mateix administrar a les zones on nosaltres normalment ho fem, que administrar a les zones m\u00e9s obreres. Tot i aix\u00ed, els problemes de cobrament s\u00f3n a tot arreu. No obstant, hem intentat, des del principi, buscar solucions per evitar, en la mesura del possible, el greu problema per l\u2019arrendatari que representa entrar en un proc\u00e9s de desnonament i tamb\u00e9 pel <strong>propietari<\/strong>, que avui segurament necessita molt m\u00e9s aquets diners del <strong>lloguer<\/strong>.<\/p>\n<p>A les Comunitats \u00e9s m\u00e9s complicat, ja que tenim poc marge de maniobra, encara que portem dos anys ajustant els pressupostos, negociant amb prove\u00efdors etc. Un cop prescindit d\u2019algun servei, substitu\u00efdes gespes per gespes artificials, per exemple, que m\u00e9s podem fer? \u00c9s dif\u00edcil.<\/p>\n<p><span style=\"text-decoration: underline;\"><!--more-->La baixada de l\u2018IVA en l\u2019adquisici\u00f3 d\u2019<strong>obra nova<\/strong> sembla<\/span> una bona mesura per incentivar la compra, tot i que beneficia tan sols a una petita part del producte que hi ha al mercat. Si analitzem tan sols la cartera de producte en venda d&#8217;<a href=\"https:\/\/www.amatimmobiliaris.com\/ca\"><strong>Amat Immobiliaris<\/strong><\/a>, \u00e9s evident que beneficia a la venda d\u2019<strong>immobles<\/strong> <strong>d\u2019obra nova<\/strong> dels pocs Promotors que encara avui estan operatius i que les entitats financeres comencen a promoure, per\u00f2 no a l\u2019obra nova que han adquirit moltes entitats financeres que, malgrat ser productes per estrenar des del punt de vista fiscal, s\u00f3n ja segones transmissions.<\/p>\n<p>No creiem en les grans solucions ni en els miracles, <a href=\"https:\/\/www.amatimmobiliaris.com\/w\/ca\/\"><strong>creiem tan sols en la suma de les petites mesures<\/strong><\/a>, de les accions que cadasc\u00fa pot anar fent per aconseguir redre\u00e7ar les coses i, si de tant en tant el Govern ens hi ajuda, doncs millor.<\/p>\n<p><strong>Com deia John Putman, \u201cEl valor no \u00e9s la manca de por, sin\u00f3 l\u2019habilitat d\u2019enfrontar-s\u2019hi\u201d.<\/strong><\/p>\n<p>&nbsp;<\/p>\n<p style=\"text-align: right;\"><strong>Immaculada Amat<br \/>\n<em>Codirectora Gerent d&#8217;Amat Immobiliaris<\/em><\/strong><\/p>\n","protected":false},"excerpt":{"rendered":"<p>En el nostre sector, el m\u00f3n immobiliari, moltes coses estan canviant: Els preus han variat tant en la venda com en el lloguer.
