Si cont\u00e9ssim tant l&#8217;obra nova com segona m\u00e0, aquest <strong>augment d&#8217;operacions<\/strong> seria d&#8217;un 50% respecte l&#8217;any anterior.<\/p>\n<p>S&#8217;ha de destacar que actualment hi ha una oferta de <strong>finan\u00e7ament<\/strong> a la compra d&#8217;habitatge excepcionalment competitiu que beneficia tant al mercat de Segona M\u00e0 com al d&#8217;Obra Nova, i \u00e9s un dels motors importants en la <strong>recuperaci\u00f3 del mercat<\/strong><span id=\"tr_8\" class=\"tr_\" data-source=\"0\" data-orig=\".\">.<\/span><\/p>\n<p>En totes les \u00e0rees on treballem el mercat de segona m\u00e0, continua marcat per la <strong>manca de producte<\/strong>una mica com el que passa en el mercat de lloguer. \u00c9s per aix\u00f2 que el <strong>mercat est\u00e0 lleugerament fluctuant<\/strong>. Quan s&#8217;arriba a tenir una cartera de propietats bones a preu de mercat en els marges on hi s&#8217;ha demostrat la demanda, s&#8217;activen les vendes, quan aquests edificis no es tenen, o es tenen demandes de franges de preu on la demanda \u00e9s molt baixa, les vendes es ralentitzen.<\/p>\n<p>Si ens fixem en el mercat de segona m\u00e0 segons les nostres oficines, podem <strong>comportaments diferenciats<\/strong>:<\/p>\n<p>\u2022 Sant Cugat del Vall\u00e8s: potser \u00e9s la zona on el mercat ha canviat de forma m\u00e9s significativa, tant en nombre d\u2019operacions com en increment de preus. Clarament, aquest primer semestre s\u2019ha venut en unes franges de preu molt m\u00e9s altes que el mateix per\u00edode de l\u2019any anterior, passant d\u2019un preu mig de quasi 350.000\u20ac a un preu mig de quasi 600.000\u20ac. El preu mig de repercussi\u00f3 ha pujat un 15% respecte el mateix per\u00edode de l\u2019any anterior.<\/p>\n<p>\u2022 Sant Just Desvern i entorn: en aquesta zona tamb\u00e9 s\u2019ha experimentat millora, per\u00f2 molt m\u00e9s lleugera. El preu mig venut continua estant proper als 400.000\u20ac. Els preus de repercussi\u00f3 s\u2019han mantingut similars als del mateix per\u00edode de l\u2019any anterior, i l\u2019activitat ha augmentat aproximadament un 10%.<\/p>\n<p>\u2022 Barcelona: \u00e9s la zona on aquest per\u00edode hem tingut menys activitat que l\u2019any anterior. Tot i aix\u00ed el preu mig es situa en una franja superior a la que hav\u00edem tingut els darrers anys, actualment per sobre del 500.000\u20ac. El comportament del mercat als barris on m\u00e9s treballem ha estat el seg\u00fcent:<\/p>\n<p>o Diagonal Mar: continua sent una zona de baix\u00edssim estoc disponible i gran demanda. Els preus es mantenen molt alts, en el nostre cas, els m\u00e9s alts de totes les zones on hem venut aquest 2016.<\/p>\n<p>o Sant Gervasi: continua sent una zona molt activa. En aquesta zona l\u2019estat i caracter\u00edstiques dels pisos t\u00e9 molta influ\u00e8ncia en el preu. De mitja, les vendes d\u2019aquest semestre del 2016 han estat a un preu superior a les de l\u2019any anterior. La repercussi\u00f3 mitja ha estat 3.800\u20ac\/m2 constru\u00eft, per\u00f2 en una forquilla que va dels 2.600 als 4.800 \u20ac\/m2.<\/p>\n<p>o Gr\u00e0cia: en aquest districte hem mantingut un nivell de vendes i de preus pr\u00e0cticament igual que al del mateix per\u00edode de l\u2019any anterior.<\/p>\n<p>o Eixample: com passa a Sant Gervasi, el preu pot ser molt variable dal mateix districte, en aquest cas m\u00e9s per la seva ubicaci\u00f3 que pel seu estat. La mitjana de repercussi\u00f3 s\u2019ha mantingut estable respecte anys anteriors i s\u2019ubica en un rang que va dels 3.200 \u20ac\/m2 als 5.400 \u20ac\/m2 constru\u00efts.<\/p>\n<p>La <strong>venda de pisos s&#8217;ha accelerat<\/strong> una mica respecte al mateix per\u00edode de l\u2019any anterior. Al 2015 ten\u00edem la rotaci\u00f3 de segona m\u00e0 centrada en 6 mesos aproximadament, i aquest primer semestre del 2016 ha estat de 5 mesos.<\/p>\n<p>Tal com hem destacat abans, avui en dia el <strong>finan\u00e7ament \u00e9s molt competitiu<\/strong>aquest primer semestre el 55% dels compradors de Segona M\u00e0 hi han accedit.
